Not worth anywhere near the price
10% rent increase last year, **25%** increase this year. That's $325 more per month, in just one year.
Trust me when I say, Colony Gateway isn't worth what they're trying to charge you. But even if you're on the fence about the current price, just know that you'll be absolutely gouged when you renew.
CONS
With the quality of these units, you'd think you were paying a third the rent. The buildings are very old with cheap, careless construction, lumpy uneven floors, sticky vinyl and beige carpeting, ugly cabinets and fixtures... Everything feels outdated, slapped together, and just a little crooked and off. You won't feel proud bringing people over.
On top of that, the appliances are often ancient, and won't ever be replaced until they literally fall apart. You're actually more likely to get an OLDER appliance from storage than a new one. All the money seems to be spent on the exteriors (to attract new renters, not help their current ones).
This will probably be a dealbreaker for many: The heating and air conditioning system is extremely loud. Your place will sound like a wind tunnel during the summer and winter months. My kid is in charge of adjusting the TV volume every few minutes.
Fun bonus: Everyone's water is tied together, so you'll wake up without a shower if your neighbor's plumbing needs work, often with no warning or communication about when it'll be turned back on. We've had a period of no running water until noon for a week straight.
And thin walls. You'll hear mumbling and fighting, music carries through fairly clearly, and if you're unlucky enough to get a downstairs unit, your upstairs neighbor's creaky footsteps will be the soundtrack to you day.
PROS
The location is very convenient, the office staff is nice, the maintenance crew is great and very responsive, and the community is friendly and safe.
Bottom line: Gateway used to be a decent deal a couple years ago, but at the price category they're putting themselves in, you're better off anywhere else.

Good apartment close to campus
Never had any problems living here. The unit is nice with no pests and management is easy to deal with and get any maintenance needed. Not close to much as its in the suburbs but only 10 min to campus.

Gateway East
This apartment is the cheapest option for a 1 bed 1 bath that I could find with availability.
It is a great unit with no problems.

In the suburbs, good price for living alone
The apartments are a bit old, but they are a good value if you are trying to live in Richmond by yourself cheaply. It is right in between Capital One and downtown (15 minute drive). Tons of parking available, there is a pool and tennis court too. The "gym" is underwhelming, so dont expect it to take the place of your gym membership. In my one bedroom, one bathroom my living room and bedroom have tons of space, but my kitchen and bathroom are a tad bit small. Management is fine, but right now they do not have an online portal to make apartment payments.
