Campus Apartments at 4418 Spruce St., K2
The apartment was very spacious with a lots of windows and light, and storage space. The kitchen and the bathroom were tiny compared to the spacious rooms. There is a courtyard in the front. The apartment building was very family friendly - lots of kids and also a good mix of students and professional adults. Good walking neighborhood with nearby restaurants. About 20-25 minute walk to the School of Nursing or 10 minute bus ride - 42 bus stop is right across the street. Management was responsive to requests, however, there was a cockroach problem - I think this is a problem everywhere in the city though. My family and I felt very safe in the building since there were two locked doors to go inside the building. Laundry was located in a separate building just steps away - payment via an app which is very convenient. The way the building is shaped, this particular unit only shares a small wall with only one other unit and it was in the kitchen so it was great for our family with kids. Overall, a great apartment. We only stayed about a year, but would have lived there longer if my kids had gotten into Penn Alexander.

Poor Maintenance
I am never able to get ahold of maintenance, and the front door often doesn't work with my key (as well as other residents) but they refuse to address this problem.

Great building aside from slow management
My only complaint is about the maintenance company. It's separate from the management company, and sort of out of their control. Maintenance is really hard to get ahold of and slow to respond, and since it's kind of out of management's hands, they don't seem to care. Can be very frustrating.

Campus apartments, Concord Hall on 44th and Spruce
It is a great pet friendly living space just a 15 minute walk from campus and a grocery store. It is comfortable and maintenance replies immediately to calls. It is close to public transportation to Center City as well. It's important be careful about cleanliness and bags of pet food because rodents are always looking for a new place to call home. Clean up after yourself and keep pet foods looked in plastic containers and there won't be a problem.

Great place to live if you have a pet!
The rooms are very spacious and hav nice hardwood floors. The heat is included and usually on at a high temperature, which is very nice to not have to worry about turning on/paying for. Sometimes the heat shuts off (there is something faulty with the controls in the basement apparently) so maintence needs to be called. I have no have any bad bug experiences but we do have mice - this is because we have dogs and their food is out sometimes sothis attracts the mice. Otherwise if you are clean then there shouldn't be a problem. There are places to eat around and CVS is closeby. This is pet friendly so many tenants have dogs/cats. The front courtyard is always maintained well with flowers planted along the walkway - the grass suffers because of the dogs. The only complaint is a longish walk to school and and even longer walk to the gym, which is part of the reason why I go so infrequently.

Dental student recommends 4418 Spruce to other dental students or others who like to walk.
Why we like this apartment: This was the largest one bedroom apartment we saw when we were looking. It has a decent-sized living room and dining room. Gas stove top Dishwasher Heat included. When it is on, it keeps the apartment at a pretty steady 80 degrees F. Water included. I have never run out of hot water. It is just shy of 10 minutes to walk to the dental school. It is a pretty clean building. I have seen only 3 pests total in two years. It is quiet. Each unit is insulated from the neighboring units (sometimes I hear my upstairs neighbor, but never side neighbors.) The complaints: Small kitchen!!! The oven and dishwasher are smaller than standard. The paint is slathered on. It chips off and is pretty lumpy and cracked. You cannot use 3M strips, you have to use nails b/c they did not use primer. You have to pester maintenance to come in. They will eventually come, but it depends on who is working that day. Some staff are really great, others don't do anything. It is far away from most of Penn campus.
