Great value, so close to campus
I love my apartment. Management is very nice, and maintenance happens quickly.

Magnolia Hills Apartments
The management company does a great job, the biggest negatives are the price, which isn't just a problem with this location. The only other negative is thin walls so I can hear my neighbors a lot .

Magnolia Hills - a block away from campus
I really enjoy living there. The apartments are huge, with a balcony and brand new appliances. The tenant is also amazing!

Quality of the residency
In comparison to the other properties in Manhattan Kansas(I lived in two others before), this is very good, but this one also has some problems that are never solved and the management tries to ignore them.

Good location, good landlord
These apartments are kind of old and it shows, maintenance is a little slow. The landlord/property manager is really nice and helpful. Washer/Dryer is not in unit which isn't super helpful. The parking situation is fine, however the spaces are small and I've been door dinged many times.
Grounds are kept up OK, not wonderful.

Nice community close to campus
Magnolia hills is a great space for grad students looking for nice affordable housing close to campus. The pool is nice in the summer, and it's pretty quiet for it's vicinity to some of the Greek houses. Management is amazing and communicative.

Great staff, apartments are very roomy. Only downside is the buildings are old, and can sometimes carry some funky smells from previous owner
