Great location, poor management

The location is amazing with about a 20 minute walk to Ross and a 5 minute walk to Main St. Front office management has gone through some turnover and it feels like they are always trying to nickel and dime us for expenses. For example, when we renewed our lease for the MBA2 year they had a 3% increase in our rent even though we were re-signing the same lease. One good thing is the maintenance team is awesome and very responsive.

618 vs Foundry

Lived in Foundry Lofts for a year, couldn't wait to move. 618 is the best building in town for MBAs. It's a bit pricey, but I'd highly recommend it if it's within your budget.

Expensive, but certainly high quality

Like all of the modern housing options in Ann Arbor (e.g., The Yard, Hoover & Green, etc.), 618 is overpriced--I'm paying more here than I did in Manhattan. That being said, the apartments are very high quality, and I plan to renew my lease for next year. What I mean by high quality: great management, thick walls that seem to be 100% soundproof, good amenities (pool, gym, common areas, etc.), good location close to all the action, and so on.

High cost; low return

I have lived here for almost 1.5 years. I liked the building and my unit initially; however, the rent here is way too high to justify the overall value that you receive.

This building was sold to me as a living community for adults, grad students, and generally older mature residents. Unfortunately, undergraduates have moved in over the past year, which has resulted in chaos. There are parties every weekend, with people running and screaming throughout the hallways. Just the other night folks were in the hallway shotgunning beers well past midnight. Many weekend mornings you will find trash and messes around common areas due to all the partying. Last weekend as well there was frosting smeared all over the elevator buttons.

Each unit has hardwood floors and no rug requirement, which means you hear your upstairs neighbors a lot; especially if they are heavy footed. You can hear their furniture (i.e. chairs) scraping across the floor and other noise clearly, at any time day or night.

Several units have also experienced significant water leaks from rain. The maintenance guys, who are great actually, have had to do multiple repairs on people's units and distribute buckets to residents who were experiencing water leaks.

There are also reoccurring issues with the elevators, in which people have become stuck/trapped inside as they can become inoperable. The garage doors also malfunction routinely and people can't get their cars out or get inside. We pay too much money to live here to have these types of things happen regularly.

Management is also unresponsive to many residents' concerns. Personally I've had an ongoing issue that they have dragged their feet on addressing and I've spoken with other residents who have confirmed that they had similar unpleasant experiences with them. I'm not sure if they are just incompetent in their role or if it's that they are not empowered by corporate (The Habitat Company) to actually do anything to help residents. Either way, it is not working.

I will finally say something nice, which is that the gym, the lounge, and the pool area are all good amenities.

Overall, Ann Arbor is a landlords' market and renters don't have many options or much power; especially if you want to live walking distance to campus, in something that isn't a slum, and away from undergrads. If you have a vehicle or are willing to drive/walk a little further, I'd suggest looking into "mom & pop" rentals in the Old West Side area or Kerrytown honestly. It's quieter, more residential, and should be less expensive at least.

After all this, if you still decide to live at 618: request a unit that faces Ashley Street (quieter, residential), on the 6th floor so that you don't have anyone above you to make noise, and away from the elevators at the end of the hall. Good luck!

Nice but a bit too expensive for what it is

pros:
-location (close to downtown, parks, not too far from Ross)
-apartments are quiet (you don't hear your neighbors)
-stuff in the building gets fixed quickly if it breaks
-pool is nice in the summer and has fire pits/bbqs
-gym is nice
-packages are delivered to your door
-pet friendly

cons:
-crazy expensive
-parking is $200/month
-the process of securing an apartment is very strange and somewhat stressful
-apartments are generally pretty small

618 is great for couples and has a good community

Overall really liked 618. It is no doubt pricy but as a dog owner it is a good apartment to live in because you can get out of the apartment quickly and the neighborhood behind us is quiet. Management is pretty good and always comes quickly to fix things up if we need it.
One thing to know is that there is no grocery store close enough to walk to
