Location outweighs the cons

The location of this apartment is perfect. It's in the Fort Sanders area, but secluded enough to be away from the dense flow of traffic. Good distance from Winston Law and easy to get to class. The UT transit system drives by too. If you aren't used to apartment life, it will be an adjustment. Mostly undergrads live here, so they tend to be noisy. Very spacious, maintenance is relatively quick if needed. Renewal fees are high though. I am staying here because in addition to the positives I've already listed, it is furnished. My rent is the same as others in the area that do not come with furniture. My biggest con is the lack of guest parking.

The location is close to campus, only about a 15-20 min walk. The amenities are nice and apartments are modern. Fort Sanders can get kind of loud on weekends, but that's most college apartments. For the price it's a good deal.

Since new management took over in 2024, they have left the entry gate open despite numerous resident complaints. Police have been called several times because random non-residents have been found wandering the property and cars have been broken into.

So Close for Medical Professionals

You cannot beat this location! So close to IUPUI campus, the hospitals for rotation, and restaurants. The complex also has retail in the lower level making things so easy! The 1-bedroom apartment is nice, has lots of windows, good storage space. The complex itself is very nice and my favorite is the gym for me and the park for my dog.

I love the Ave! The managers Amanda and Alejandro are fantastic and so friendly. They truly care for their residents and are always working on improving the apartments. They recently repainted the hallways, gym, and always looking to improve. 10/10 recommend!

Great for Healthcare students!

Great location, walking distance to campus as well as most of the downtown hospitals and downtown in general. Gym is nice and is open 24/7. Pool is nice when it is open in the summer and has 2 grill areas! Multiple close restaurants and restaurants/retail in the community. Pets are allowed and the community has a nice pet park. Management and Maintenance are nice, friendly and quick to respond. We have lived here 2 years and renewed for a 3rd!

I personally like the actual apartment that I am in but the complex itself it not the best. The location is close to the school but you still have to commute. The location is not close to downtown Indy. The parking price is not bad. The management has had a lot of problems recently and the outside of the complex is not kept as nice as it could be.

Good student trap

Images seen on most property webpages are unreliable. Despite the images, for ~$800 there is no overhead lighting, no bed sheets and no shower curtain. Taps run hard water (if you're not from the US expect to purchase filters or bottled water). Air conditioning is good, but all flatmates use the same control system, meaning inconvenience and risk of needless quarrels. These are all the downsides I can think of.

Upsides arguably outweigh downsides, since:
- Bathrooms are nice and well maintained; bedspaces overall are clean and odors do not linger;
- Drawers are of good quality, meaning they're made of wood instead of those flimsy plastic thingies; there's also a decent walk-in closet;
- Kitchen is well supplied with any appliance you may need, and there's a sofa in the living room area;
- Indoor washer and dryer;
- Minimal noise even though community is dominantly student;
- Rent pays for 24/7 computer access and study/conference rooms, as well as access to gym media room with flatscreen TV and game consoles;
- Spacious parking lot;
- Tame part of town (10th and Indiana Ave.);
- Very close to IU Health and the hospital.

The Avenue is a great place to live. The people who work there are super friendly and responsive. The only complaint I have about it is that it is very noisy.

The apartment is nice because I can walk to class everyday. It is more undergrad students living here and amenities aren’t as nice as other places. It is cheaper than living downtown.

It is more geared to undergraduate students, so being a graduate student here is kind of disappointing. It's not as close to campus as you'd think, and the walk is unbearable in the summer heat.

The rooms are small, but it is very close to the strip. The vast majority of people who live here are very young, and it is certainly an undergraduate place. I do not recommend it for graduate students.

My apartment is very clean and spacious. Very close to iupui and downtown indy. Rent is a bit expensive but overall worth it.

While this was one of the least expensive places I found near IUPUI, it is still over $670 a month. The management is decent but nothing special. The best thing is the free exercise room that comes with the rent.
