All in all, Duet is a good place to live. With big rooms, high ceilings (13’), large walk in closets (very large), and spacious bathrooms there is nothing you’ll be wanting for. Only complaint is the units tucked away in the corner of the plaza’s do not have much natural light (shocker right). The property was just sold and the new management has been doing their best to make up for the lack of performance from the previous management. Note that study rooms are only open during leasing office hours and packages sometimes (although rarely) get delivered to the opposite building. With a minute walk to the park I would imagine it is great if you have kids or a pet.

I really love where I live. Its very clean. Staff is super friendly and always willing to help in any way. I’m about 5 mins from campus. 10 mins with traffic. The apartment building is quiet.

If only management were as good as the amenities...

Management is awful. Sometimes took weeks to get back to us or fix things in our apartment e.g. leaking ceiling.

The HOA membership was fantastic, including pools, large gym, steam/sauna, classes, etc. Tanning bed and 24 hour gym at the apartment complex, HOA across the street.

Decent apartments with granite counter tops, balconies, and wood fireplace. Roomie and I lived here for two years, but plan to move out at end of lease.

It looks pretty and it's close to the law school. That's about it. The insulation is terrible, you can hear every conversation outside, and the rent/maintenance/utilities are SO EXPENSIVE.

Pro's: Lots of floor plans, free Rec Center membership, quick drive to school, safe area, good for adjusting to portland

Con: Far away from any place cool in portland, SUPER EXPENSIVE, always have maintenance issues, super noisy

Wouldn't move into One Jefferson

I'm a married student with an infant child. I would strongly advise against moving into One Jefferson Apartments. Everything in these apartments are falling apart, heating is either boiling or frigid, and there is no central air. Appliances are constantly breaking, and maintenance is never available. If anything is broken, we had to fix it ourselves, or just get used to it.

This would be fine if they weren't charging tenants absolute top dollar. My wife and I actually moved units because our first was so poor, and the second unit was just as bad.

This apartment complex is the WORST. I lived there for a year, and in that time I complained about the mold smell that was in the entire apartment. It made my clothes smell, etc., and under Landlord Tenant laws, it is their responsibility to fix. The response was a shrug of the shoulders and telling me "what do you expect, it's an old place". When we moved out we gave our forwarding address for the last months bills, and yet we received nothing. Four months later we were contacted by a credit collector regarding a large amount of money that we owe due to Gilman Square giving us daily fees for not paying bills (that we didn't receive or know about), etc. I tried to talk to the manager about this issue, but I was consistently ignored by her and told she was out of town for 2 + months, which really doesn't make sense. Besides the location, this place is literally horrendous and I would avoid living here if you have any chance to.
