2223 Locust Street Review
1527 Spruce St
Fine apartment. High ceilings and poor insulation make floors cold and heat can get expensive. Persistent drainage issues which management periodically attempts to solve. No major pest or noise issues, although next to La Viola which occasionally leads to noise / smoke late at night. Great location close to the Kimmel Center and within a short walk of Walnut St retail, trolleys/MFL/BSL and Suburban Station; late-night convenience store next door and 24h CVS down the block.
2028 Rittenhouse Square Review
Great location, flaws with apartment building
This apartment is ideally located - one block away from Rittenhouse Square park, close to many restaurants, bars and other classmates. The street is quaint and much quieter than the surrounding bigger streets like Locust and Spruce. The unit itself has a big living room space and modern kitchen. However there are some flaws with the design and structure of the building. 1, not soundproof AT ALL - I can always hear people walking through the halls, all noises within the apartment unit travel to the other sides, and my unit sits next to one of the exits of the building so anytime someone goes in or out you hear them talking (another flaw of the entrances to the building is that the doors are not built to catch right at the end before they close, they only slam shut which is VERY loud). 2, depending on the unit, you either face the interior of the building where you can see into the residences of others across from you, or you face the street. Ours faces the street which is great because it gets a lot of natural light but passersby can sometimes see directly into the unit. 3, other minor issues with the layout of the unit itself — the big bedroom door opens out into the hallway, partially covering the hallway bathroom when it is open. The kitchen cabinets have handles on them that prevent multiple cabinets being open at once without scraping into the adjacent doors.
Huge brownstone with amazing patio
The house itself has no issues, the bedrooms and living areas are really big, ceilings are very tall and the outdoor patio in the back is great during the warmer months. Overall a great property.
The only issues we had relates to the Management Company. They were not really responsive when we needed small repairs performed (frequently taking more than a month to reply to our more than 10 emails and calls). One recurrent request was pest control - we had mice several times in the kitchen.
2023 Rittenhouse #201
Cool unique building on a very quiet street in the heart of Rittenhouse. Stay where real people live, not on Chestnut or Market.
Great apartment with roof access
Lots of space. Love the rooftop access. Elevator access is great. Mgmt only okay. Wish we had a gym and/or storage area. And not a lot of windows in bedroom
Our apartment is beautiful and features high ceilings, 3 big bedrooms and 3 bathrooms. Including a patio as well. The only complaints we have are the heating of the apartment and some pests
Minimalist Studio; Pretty Neighborhood
I like the neighborhood, convenience to restaurants, coffee shops, public transit. I like the price and the bathroom and kitchen are large for a studio. Kitchen is "open" and not tucked away in some tiny hallway.
Difficulties: gets cold, laundry is in a dusty basement (but free), paint is cracking, some draft from the windows, easy to hear street noise if you're not used to it, water slow to heat up, average to below average storage. Price can be negotiated.
Spruce St Brownstone
Overall great experience living in Spruce St brownstone with 2 roommates. Spacious with plenty of light. However, management (SRS) can be unresponsive and unhelpful.
Small living space, ample storage
Small living space, ample storage. Management is okay. Location is really convenient. Pricing is reasonable
Great neighborhood ruined by mice.
The neighborhood is great. The management is okay. They are responsive but you have to push them to get things done. The main issue I have had is mice in the apartment. Which some may say is part of the deal with a walk up apartment in philly but was upsetting. SRS did start bringing a pest control company but only after I pointed out that pest control was listed in their responsibilities in the lease. The apartment was also advertised as 200 sq ft larger than it actually is.
Perfect for me right now
I live in a 2 bed 1 bath with a roommate. The place is old and charming. Has really high ceilings and pretty large rooms. The only downside is that the kitchen is down the hall from the living room so you can’t hang out and cook at the same time. Because it’s old temperature control can be tough but we’ve been fine. As a med student I’m a bit far from HUP by foot but I bike everyday (only 12 minutes) which I love.
Great location - poorly designed apartment
2028 Rittenhouse is a hidden gem. There are limited 3 bedroom, 3 bathroom options near Rittenhouse that are reasonably priced and modern so I was really lucky to find 2028. It's a block away from the Square and the majority of the renters in the building are Wharton/UPenn students. It's a fairly small complex, maybe ~10 3 bedroom apartments, so there aren't any fancy building amenities, but the apartments themselves are really nice. The rooms are on the smaller end, but it was still a fantastic deal and a great place to live.
