BEWARE!!!

I posted this yesterday and it was removed. Don't know why, unless property management controls this site. No other reason. So I will just check back EVERY day to make sure everyone sees this review.

I am a current resident at one of PMC buildings. Do NOT rent here!!!! They bill their properties as secure and make renting out your room for subleasing or Airbnb illegal. That's fine and great to protect the residents. However, what they don't tell you is that you can rent out your appartement and when someone complains to management, they will either ignore the claim and tell you that you are the problem or retaliate against the person who complains. This is supposed to be a safe place and I have encountered: drunk people walking around my floor in the middle of the night, Airbnb guests on my floor, and a family of five subleasing a one bedroom apartment with a single mattress on the floor. These same "tenants" leave garbage in the hallway despite the potential to attract bugs and the fact that a garbage area is steps from their door. Again, if you report it, you are the problem. Not to mention the homeless drunk man who got into the building, grabbed a fire extinguisher, and did a lot of damage here. I recognize that there are always problems. However, you cannot advertise yourself as a "secure" building if you allow this behavior to continue. A lot of college students, graduate students, and residents live here. For parents, it is not safe here. Please keep this in mind, when you are looking for a "secure luxury building."

Also, I feel it is pertinent to mention that the windows in the building freeze during the winter resulting in a cycle of freeze and thaw. The water accumulates on the windowsill and runs down that walls. The water also damages the paint around the window and causes a buildup of black mold. In addition to the fact that the paint is continually pealing and landing all over your apartment, you have to clean out the mold every spring. I have no idea how they keep charging people so much to live here.

Please be further advised that the freight elevator has not worked in weeks and there is no update on that. Also, most weekends, of the three elevators, only one works (this happens quite often). Try waiting 10 minutes to get of the 23 floor, when you have an appointment. It is truly frustrating. As much as they try they cannot seem to fix this issue.
Also, look at the photo I posted. This has been worsening in my bathroom since I moved in. I reported it as I can literally hear water running though my ceiling and walls at least 2-3 times per week. I recorded the sound on my i-Phone and called maintenance, twice!!! I was told that the people above me must have flooded their bathtub—three times a week day for 4 years!!!! No. These are real things that are happening now at this apartment. DO NOT RENT HERE. This is a “luxury” building of last resort!!!!! Planning my escape because I just can’t take the constant gaslighting and cognitive dissonance that comes with living here.

BEWARE!!!

There are so many problems here that you simply cannot count them. The elevators are often out of service and wait times are long. This has been going on for years. The windows freeze and thaw leaving chipped paint and water damage, not to mention the black mold every winter. You can hear water running through the ceiling and walls. I have significant water damage in my shower from the ceiling and was told, it did not need to be fixed. I did call about this twice to no avail. The water continues to run. Let's see, what else. You can also hear every single thing in this building. I have a crying infant on one side of me. I can hear every time the person above me flushes the toilet. Every time someone walks past my door talking, I can hear it. Dogs barking when people go to work and cabinet doors being closed. The person next to me complains becasue he can hear me in the shower. This is so creepy. We have quiet hours and making too much noise is a lease violation. However, they won't enforce it here and actually get a little snitty with you when you report it. What else, they have set move in hours but people move in when they feel like it. So if someone decides to move in at 11 pm at night and you live by the apartment, forget about sleep. Again, nothing is addressed. Recently, I called because of excessive subletting and Airbnb guests, despite repeated emails telling us that it is a secure building and we cannot do this. When I reported it, the management person was more upset with me because I threatened to rent out my apartment than she was with the actual people who are subletting. If you have an issue with management, they gaslight you and tell you that all the complaints that you made to security (which you are told to do), they never heard of so they basically tell you that it's your fault it is going on, despite the fact that you did indeed report it. Also, let us not forget the homeless people who keep sneaking into the building. This has been going on for so long that we lost access to the bike room and a side entrance because too many residents were letting in people who did not live here. I have ring doorbell camera footage of drunk people checking doors in the middle of the night on my floor. And let's not forget about the homeless man who snuck in, stole a fire extinguisher, and then did damage to the stairwell and lobby. The fun just never stops here. When problems happen they ask us to be vigilant. However, when we are vigilant and report things, they literally yell at the person reporting it and then hang up on them. Corporate will not return phone calls. From this experience, I can only surmise that PMC Property Group does not want my rent money. All they had to do was address any of these issues, but alas no. Why you would want subleases in your building when you have tenants like me who always pay their rent on time each month is beyond me. But here we are and my lease is ending...so, I will be moving and I will also be sharing the myraid pictures and information I have about this building. I will share it until my fingers bleed.

Safe, Cost Effective, Close to Campus

I have had a great experience. The staff is very friendly and attentive. I’ve never had a work order go more than a day. They are constantly improving safety measures. The gym is clean and there is in-unit washer and dryer. We control our A/C and heat. The cost of water is added on to rent but it’s only $40 I believe.

No Complaints

I've lived here for 2 years and never thought of changing locations; close to campus and can walk if needed, maintenance is timely and rarely required, property manager responds quickly as well to all inquiries

The downtown area is an area that is very easy to get public transportation. I didn't have to wait long to get the bus, so I was able to time it properly to get to campus. The problem here is that there are some homeless people who sometimes ask us for money, then another thing is that on weekend nights it is noisy outside the apartment because many people spend time around downtown at night.
The location is great; you can walk downtown and get to Market Square within 10 minutes. The T is also next door, so that is very convenient. However, over the past year, with the increased homeless population, the area is not safe anymore. Downtown has also gotten dirtier over the past year.
Right across the street from market square, down the road from a T station, a block away from the point. There is a church across the street that assists with unhoused people, but they never bother anyone.
Being on fifth and Forbes is not the cutest as compared to the cultural district but everything is within a 20 minute walk for restaurants and Ubers can get you anywhere within ten minutes.
Much safer than the news likes to say… i’ve never felt unsafe walking downtown day nor night. Just don’t walk down Smithfield at wee hours of the night and you will be great!
Downtown is a convenient place to live in relation to the school. The walk from the building to the school is less than 15 minutes.
In the middle of downtown. Close to some great restaurants and bars. About a 10 min walk to the Oakland-bound buses
The neighborhood seems to be very good. There are plenty of restaurants and it is close to campus.
