Expensive- But a good first apartment if you can afford it.

I moved to BR from South Carolina this past fall to attend LSU Law. I didn’t know anyone and was very unfamiliar with the area. Park Place was the only complex that gave me a tour when I came for a Student’s Day Event, so I went with it. Management is amazing. Maintenance works quickly and efficiently. Everything is included except your electricity. It will be high when class is over (of course because you’re spending more time at home), but aside from that, it shouldn’t get too high. You’ll also only be about a 7 minute drive from the law center. You could honestly walk to class if you wanted to.

Park Place

I have lived here for three years. What I like best about this apartment is its location, cleanliness, safety, and overall quality. This apartment is close to the law school, by walk or drive, which has been a major plus since I take morning classes. The complex is always clean and the maintenance staff are incredible. You can only get into the apartment by fingerprint. This can be annoying if you have guests, but overall, I feel really safe and secure. I never have anyone disturb me or knock on my door. Additionally, the parking garage has a gate system. The best part for a law student has been the study rooms, by far! There are so many rooms, corners, and areas that help to switch up your environment. You can opt for a private study room or go to the collective areas that are always quiet.

What I like the least about the complex is that it can get rowdy on weekends. Typically, that only peaks during football season. It isn't an end-all-be-all for me, however. But I can see it being a dealbreaker for someone who is sensitive to noise. Additionally, it is nearly impossible to leave during game days. If you do and don't time it right, you'll also have trouble getting back home. Overall, this has been something I've been able to time and figure out, but it is definitely a con that comes with being so close to campus.

Loud

One of the positive aspects of Parkplace is its proximity to the school, just a 15-20 minute walk away. Additionally, amenities like a gym and a pool add to its appeal.

However, one significant issue is the noise level within the premises. The walls are remarkably thin, amplifying sounds from both roommates and above apartments, making it challenging to have privacy. Furthermore, despite nighttime hours, students outside tend to be loud.

Another notable problem revolves around the air conditioning system. With a single control for the entire apartment, any temperature adjustments made by one roommate affect everyone else. This lack of individual control can lead to discomfort if preferences differ.

Deceptive Move Out Communication

As an unproblematic resident at Park Place, I am deeply disappointed with the deceptive communication measures employed by the management during my move-out process. Throughout my stay, I took great care of the residence, and as mentioned in their own email, there were zero damages upon my departure, except for a disposable parking sticker not being returned.

However, after moving out, I was shocked to discover that Park Place had concealed several niche move-out forms, which ultimately led to them charging me outrageous move-out fees. These forms were NOT included in 1. their typical email correspondence route 2. The Messages and Alerts tab of the Residence Portal (where similar pieces of information were contained) and 3. The Move out Checklist Guideline shared with Residents but instead was concealed as an "Addenda" without notifying residents otherwise.The lack of transparency and honesty in their communication is concerning, as it seems they intentionally hid these forms to levy additional charges on unsuspecting students as a way of collecting extra income.

As a responsible resident, I believe in adhering to rules and regulations, but it is disheartening to experience such deceptive practices from a reputed establishment like Park Place. The experience has left a bitter taste, overshadowing an otherwise pleasant stay.

I hope that Park Place reevaluates its communication and billing practices to ensure that future residents are treated with fairness and respect. Transparency is vital in any business, and I trust that by addressing this issue, Park Place can continue to provide a positive living experience for its residents.

In conclusion, while my residency experience was generally positive, the deceptive communication and unreasonable move-out fees have tainted my perception of Park Place. I hope they take this feedback seriously and make the necessary changes to regain the trust of their residents.

Cannot Beat the Location

If you are looking for a place to roll out of bed and get to PMH in under 10 minutes, this is the apartment for you. Park Place is more on the undergraduate side, but if you room with other law students, then it is a great experience. In the fall when it finally gets chilly, then walking to campus is a lovely 15-minute walk.

Park Place

I have lived at Park Place for two years now and am planning on renewing my lease for my 3L year. I really love living here. It is relatively quiet, aside from Saturday nights. I have never felt unsafe here, either. The parking garage is gated, the main entrance doors are only unlocked by fingerprint, and the apartment doors are inside the building, rather than facing outside. I haven't had too many issues. Maintenance requests are completed promptly. I will say that the apartment is a little rowdy sometimes due to the mass population being undergrads. There have been a few instances of people pulling false fire alarms. This year, my upstairs neighbor is a little louder than the last one. But overall, I have no trouble going to sleep, studying, or having a quiet night in!

Horrible Management

I have lived here 3 years and my siblings lived here years before and throughout each year the management and the quality of the property and the residents continues to decline. I have had many issues this year and as a loyal customer for the past 3 years, I assumed they’d be taken seriously and would want to assist me but that wasn’t the case. They continue to ignore me or refuse to provide any assistance. I will be moving out at the end of my lease and will warn those who are thinking of living here.

Park Place

Great management! They fix any problems quickly, if you even have any. Super easy to work with. Property is cleaned on a regular basis. Community events are great for students. Fantastic gym and courtyards. Fingerprints are required to get into any door, so very secure.

Love it here!

I have had the best experience here! The people are friendly, quick with fixing things. And rent covers trash valet meaning you don’t have to take it out you just sit it outside your door and they pick it up. I really like that. As a woman I feel safe here. It is a good area and a decent distance from campus it takes me about 10-15 minutes. I really like it here!

Average

The private owner is a nice retired woman who is flexible. Upgraded the apartment with granite. Reasonably taken care of. Since each unit is independently owned some other units are much less well taken care of and attract pests.
