Arcadia at Overland Park

Our stay here has been a bit frustrating at times. The complex itself is very old and needs refurbishing and updating (they are updating many of the apartments lately). The floors are wood and the walls are thin so you can hear much of what is going on around you. The vent systems are used so you never know what you’ll get for A/C or heat until you’ve already signed the lease. We’ve been in an ongoing battle with corporate to try and get our A/C unit replaced due to hazardous reasons which has repeatedly been denied. The people working here, however, have assisted us in any way they can. The maintenance team are great guys and have responded in a timely manner to our requests. The office staff was helpful with explaining the A/C situation and giving us helpful tips and advice on how to work through this at this time, but we have had times in the past where we did not receive an email response about certain issues which was disappointing. I just don’t believe this place is worth the $1,700 we’re paying for it but it seems everywhere else around here is the same if not more expensive.

The apartment complex is clean, but has many flaws. Apartments are very small, and not worth the price range they’re capped at. Very limited with windows, so it gets very dark, and leads to depression. Little to know storage space, and neighbors are hit or miss. Also infested with cockroaches

It’s a fairly nice place. Management very helpful and attentive. Maintenance is great. I don’t like the 12 month lease. They keep raising my rent.

It’s a nice apartment with a dishwasher. Laundry is not in unit but is in a couple buildings. It’s a walking distance from school (5 minutes tops).

The apartment complex is okay. I think it has the ideal location for being close to school and some shopping/ food locations

Close to school but apartments could be nicer for the price.
