Awful Place & Awful Management.

Lived at an AG Campus property downtown for a year.

The issue started before we had even moved in. We scheduled a tour and they neglected to tell us that there were still people actively living in the unit we were touring. They just unlocked the unit and let us walk through someones living space (which was filthy, to the point where the guy who gave us the tour apologized. Beer cans everywhere, private bedroom items on the floor, wet bathroom, stained carpet, etc.).

Management is incredibly hard to get ahold of. The whole company tries to get every penny out of you. Our garbage disposal stopped working and they told us that they'd charge us $60 if "there is food in the disposal". (We got charged). Getting any sort of maintenance done was nearly impossible, even if it was a safety issue. Also charged us for every fridge filter that needed to be replaced despite the lease saying that water was the company's responsibility. (EDIT: they paid for the first few and *then* decided to start charging us with very little explanation...) My friend lived in a unit in the same building and it took them weeks to even begin fixing their sliding glass door. Eventually they nailed plywood over it to hold it over.

My car got broken into 3 times in the parking lot (and many other cars were broken into as well; windows smashed and the whole thing) and management didn't seem to care. They hired a "security company" which is really just a couple guys who ride by on bikes every so often (but never in the evening/at night, when the break-ins happen). There are signs posted on the property that say 24/7 surveillance but there are 0 cameras whatsoever.

The property only had maintenance come clean it MAYBE once in that entire time. The parking lot is pretty much consistently trashed and the entire building is dirty and has cobwebs. There's always some trash scattered around out front.

Rent was criminally high considering the square footage. The only reason I gave two stars is because the kitchen had upgraded appliances. It really does not seem like this company cares about its tenants at all except to get their money. There's really no advantage to living here except having an overpriced roof over your head. Would definitely recommend finding elsewhere to live.

They also refused a walk-through with us before move-out. They charged us for 7 hours worth of cleaning, but told us in an email that the unit was clean on move-out. (We had two people deep clean the unit before move out...).

The neighborhood is extremely noisy and cops are constantly being called on the surrounding frat houses.

Inside great, outside horrid

Although the inside of the apartments are newly renovated, it does not change the safety or quality of the surrounding areas. Located just a block from multiple homeless shelters, there is a constant flow of homeless people around the building. After facing multiple interactions with the homeless community with little to no support from the management, I had to move out. Car break-ins, trespassers touching themselves while looking into residents' windows, throwing plants, breaking glass from residents' doorsteps and peering into windows while lurking near the trash cans, and fires being set to residents' cameras. Management did not inform the residents of any of these incidents, nor do anything to remediate the problems. The building also becomes covered in cobwebs and trash often. This is not a safe place for students to live, in my experience.
