A Warning to Prospective Tenants

Living at The Towers on Main has been an absolutely abysmal experience, and I feel compelled to warn anyone considering moving here about the truly horrible living conditions. Despite being charged for basic amenities and upkeep, the reality is a dangerous, unsanitary, and unmaintained environment that has consistently put residents and their pets at risk.

Let's start with security, or the severe lack thereof. We are charged a security fee, yet the "security" consists of a quick drive-through once a night. The secure parking lot gates have been broken since January, left wide open, inviting anyone in. We've had homeless individuals in our lot at night, with one even smashing the main entrance windows trying to get in. This isn't just an inconvenience; it's a serious safety concern, especially when walking to your car at night. There's no way to contact security, and the after-hours maintenance line is unresponsive, leaving residents completely unsupported when issues arise.

The "common grounds upkeep" fee, close to $100 a month, is a complete scam. The grass is dead and constantly flooded, creating a swampy mess. Walkways and the parking lot are never cleaned; spills like food and vomit are simply left to fester. One walkway leading to apartment doors has been crumbling for months, precariously held up by wooden joints. This is not just unsightly; it's a structural hazard.

There is a $20 a month "trash valet" service you are forced to pay for. The trash is left to sit for days on end outside of people's doors to rot, stink, and spill all over the walkways. The spills of course, are never cleaned up.

The elevators are a constant nightmare. We were once stuck for an hour, forced to call the fire department because the after-hours line was useless. Even after this, the same elevator continued to trap residents daily for months until it was finally shut down with an "under repair" sign. Now, there's only one working elevator, inconveniently located for many residents, especially the elderly and disabled who struggle to access their units. To make matters worse, there's no elevator access to the laundry facility in the basement, further disadvantaging those with mobility issues.

For dog owners, beware of the "dog poop box" – it's a biohazard. It's never maintained, and with no enforcement of cleanup, poop piles up within hours, making it impossible to clean up your own dog's waste without stepping in others'. This unsanitary environment has led to my dogs contracting ringworm and flea infestations, requiring multiple vet visits. The box itself is far too small for the number of animals, and in the Utah desert sun, the hot rocks burn paw pads. Aggressive, untrained dogs are common, forcing an unspoken rule of waiting from a distance until others are done. This is the only designated place on the property animals are allowed to relieve themselves.

Beyond these egregious issues, we've dealt with consistent water shut-offs, often with little to no notice, sometimes lasting for days. There was even a condescending note left with a few cases of water, instructing us not to take more than two bottles per person. The storage area in the basement, available for an extra fee, has a perpetual water leak, ruining tenants' belongings with mold. My concern about this was met with a shrug from the leasing agent.

We've been asking for window screens since January to help cool our unit since there's no AC, but our requests have been ignored. We've also battled cockroaches, something I'd never encountered as a Utah native until moving here.

It's clear that The Towers on Main is a property that has been neglected by its owners. While I empathize with the leasing staff and two maintenance workers who seem stuck in an impossible situation, the reality is that the "pump and dump" scheme of various investor groups through the years has left this 1963 commercial-grade building to crumble. I wouldn't live here if the location wasn't super convenient and the pricing wasn't still cheap for the SLC area despite the hidden fees.
The rent is not what it says it is. They add another 100-200 in hidden fees to pay for the building to run and they don't mention this once when you talk to them until it shows up on your third rent bill. I pay my own electric and then on top of that pay a second electric bill for the building that tends to be more than my personal bill. You pay if any maintenance is done to any part of the building (usually another 30-50 a month) and for water and gas to run the real ac/Heat in the leasing office. It just isn't worth it for the hidden fees alone.
The location is phenomenal which is the only reason I might stay. Ballpark is a fine area, I wouldn't walk around alone at night, but the trax stop is a mile away with a parking lot so you can leave your car there and take trax wherever.
The location includes the costco, Sam's, Walmart, target, winco, I-80 anwindows, access, and other places within 5-10 min which is my favorite part.
Management staff are nice despite it all.
The apartments are large which is nice. The property is full of cigarette smoke despite it being a no smoking property and signs to that effect everywhere. There is no real AC/Heat it's just pipes running through the building with cold or hot water depending on the season, you need a portable ac at least for summer bc it is not enough at all. The 1 bedroom is a 1 bed but it doesn't actually have a door to the bedroom, it's just open which is annoying but fine with a curtain. The biggest complaint apt wise is the kitchen is TINY and has no dishwasher in order to get a much larger living area. The kitchen is half a counter, a range, the sink, and the fridge. Lastly, 3 months after moving in I suddenly had roaches (I live on the 6th floor in a clean apt) and I have to pay for pest control and any other work needed for my apt. They charge like a condo and it's unreasonable for a building with 600+ units.
