The apartment itself is nice for a "faux" luxury building. Beware of management - they increased our rent 25% after one year. Told us it wasn't fair to them that we got such a good deal the first year, so that was their reason for the excessive increase the second year.

Maintenance department has generally been helpful when repairs are needed. But we've had a lot of issues (leaking floor, excessively drafting window, water temperature problems. Seems clear the building was not well built.

Gym is functional but there are temperature control issues there. Front desk staff is generally unhelpful.

Avoid this building, even if you just need a place to sleep.

90 Washington, how do I hate thee, let me count the ways...

1) Broken elevators for weeks on end, causing a 5-20 min delay in exiting the building, depending upon time of day.
2) Mold in air units.
3) Terrible cross apartment ventilation, so your neighbor's weed habit becomes your direct problem.
4) Poor quality kitchen appliances.
5) Newly renovated apartment floors are of cheap quality and improperly installed.
6) Management is incredibly rude and unhelpful.
7) Management office is constantly closed for 3-4 days at a time.
8) Overpriced for such a terrible experience.
9) I could keep going, but you get it. It looks nice, it should be nice, but nobody wants to put in the effort to run this building properly, and it most definitely shows.

Good location, decent price, but they lie when they sell

Honestly if they had been honest from the beginning I wouldn't be so bitter becausel for the location and the size of the apt. the rent isn't the worst (but it is high!) Sauna doesn't work, sundeck is always under construction and breakfast is lame.

Space and light, but at a cost

My roommate and I signed a lease despite mediocre reviews on Yelp. We share a studio and had a company put up a wall to make it a 2-BR flex, though you can't shop around for the lowest priced wall because there's only one approved by management. The gym is decent (albeit poorly air conditioned) and machines are pretty well maintained. The sauna and sundeck appear to be permanently under construction and Sunday brunch requires setting a 7:45 am alarm if you want any food. Management has been fairly quick to respond to problems in the apartment relating to clogged bathtubs and a water leak from a neighboring apartment. The first major complaint is that they jacked up rent by a fourth after the first year. Secondly, due to poor insulation around windows, winter winds often blow (yes, literally blow) through the western-facing rooms. Even saran-wrap style window insulation couldn't stop the permanent draft in our apartment.

90 W- great apts but challenging management

Although I love my studio, the set up and the building location, the Moinian Group is terrible to work with. They do not care about the tenants, their problems or their concerns. The building has been under construction ever since I moved there over two years ago. They promised everyone a roof-deck but 2 years later, it is still not open. The lounge is great, it has a nice gym and it is close to major subways (1, 4,5, R). There is laundry on every floor and a valet in the building where you can send off your laundry for wash and fold.
The bathrooms are really large and the kitchens are full with dishwashers and nice appliances.

They raise rent every single year. My first year, they tried to raise it at 8%, second year, they raised it at 18%. Because the financial district is increasing in popularity, they are taking full advantage. Although I love the actual apartment, I do not like the management. Prepare to fight for everything if you move here!

The neighborhood is quiet and has a community feel. There are a few undergraduate schools (Pace and Kings) but it does not feel like they dominate the area. It is mostly occupied by young couples and small families. Lots of schools in the area. Quiet and residential, but with the feel of a city. The neighborhood can be expensive, but you get a lot for your money. A lot of the restaurants in the area are on the more expensive side.
Love Fidi - it is quiet, great bars/restaurants, and you can get a good deal on rent.
Living in the FiDi was a great transition for a small town girl moving to the big city! Pretty much everyone goes home by 6 which leaves the streets quiet. The financial district is the part of the city that sleeps. There's multiple affordable grocery shops in the neighborhood, great dining on Stone St and it's home to the charging bull and The World Trade Center!
I love living in the Fidi. It's close to every public transportation, you can walk East or West quickly. It's growing in ways I don't love, and I worry that it's just going to be one big mall soon.
The neighborhood may not have the hottest bars or cheap eats, but your access to almost every subway line makes it easy to get places.
Kind of dead at night and weekends, but feels very safe and the quiet is nice. Also very transit-accessible, which is great.
Nice neighborhood, very quiet, close to many bars and restaurants and close to Fulton St transportation.
Safe, barely any noise at night. The only problem is the closest grocery store is a 10 min walk away.
