Has roaches but the complex has Orkin come in every month. Definitely go for the refurbished units!

Towers on Franklin

The neighborhood is nice because there is a lot to do in the area. I have a dog who loves Monroe park (5 minute walk) and Barker Field (10 minute drive), but there isn't a lot of green space right outside when he needs to potty at night.

The leasing office is terrible. For example, I asked for a year long lease and then (without telling me) they put in the lease that it was for August-mid June and then refused to change it. When I showed up to move in they told me for the first time that the only window in the apartment was boarded over and the construction company wouldn't be there to finish the job until the following day. It's a studio with no overhead light in the living room, so moving in was difficult.

Then they didn't show me which lot to park in, and I accidentally parked in the wrong lot. The lot that I parked in apparently closes after 5pm and I couldn't access my car all night (I called the after hours number and they just said that they wouldn't do anything because it "wasn't an emergency.")

They look 2 weeks to give me a key to my mailbox, and several months to fix a few others issues in the apartment that I told them about 3 days after I moved in.

The building is secured, but one of lock on the back door is difficult to use and so people always prop it open and it's very insecure. Also, they turn off the air conditioning super early and my apartment was over 80 degrees at all times for 2 weeks in early August.

All of that being said, the apartment is really big for a studio and its pretty cheap (especially considering the fact that all utilities are included).

Spacious Apt close to school

This is a great apartment! It is so conveniently located, close to school and right down the street from the Y! Its perfect! The carpet in the hallways is a little dirty and the elevators don't work sometimes but the location is great and the apt itself is very spacious and cozy! They also have a gym downstairs which is super convenient during winters and the Y is right around the corner all other times! Also there's a bunch of good places to eat right nearby! The terrace is really cool as well! Overall wonderful place to live!

My home away from home

I have been living here for almost 3 yrs now and I really like it! The apt is cozy & comfortable! It is conveniently located within walking distance to campus and on the connector route! There's also a bunch of great restaurants and bars located within walking distance from the apt! They have a conveniently located gym on the 1st floor. Though I did like it better when the gym was located on the 16th floor and you had a great view of downtown while you worked out! They have a nice little swimming pool on the terrace, overlooking the Jefferson and me and my girlfriends have had some nice, quiet evenings there with a bottle of wine! The views from the terrace are what I love the most! The apt itself is cozy. Our apt has windows facing Broad St and we don't always get a lot of sunlight in the apt. But for a 1br, its a huge apt with plenty of storage space!

Towers on Franklin..Great Place close to campus

I have been living in this apartment complex for 3 years now and I like it because of its convenience factor! Its close to campus and has an in-building gym! The management has been trying to improve the building considerably lately. It has a very nice terrace with a pool that overlooks the Jefferson and has a very nice view looking out to the river.

Some parts may seem sketchy, but not as much as if you further downtown. It is a very becoming place, and there are lots of young people living around. Plus, it is still in the VCU vicinity, and thus it policed by their police, not only Richmond police. There is a public library around the corner; amazing restaurant, and a famous historical inn.
It is close/basically on VCU campus so those areas aren't too unsafe. However, certain areas are very sketchy. Right behind our apartment feels very unsafe. Lots of restaurants nearby on Broad St.
I think I technically live in Downtown and not Monroe Ward, but it's fine and safe either way.
It's kind of on the border with downtown; but we are surrounded by growing trendy restaraunt scene, city library, and classy Franklin street neighborhood (VCU area with its security). Thus, although there are homeless people walking around, generally, I don't feel unsafe walking by myself in the evening. In short, it's not as dangerous as people may think, but of course it is not perfect.
This isn't the safest of neighborhoods, but it s very conveniently located close to campus and has a bunch of good restaurants, bars and public transit in the vicinity!
Love it! There is a lot to do there.
