Dallas Power and Light Flats

As far as $ per sq ft of apartment (as well as "cool factor"), DP&L seems to be the best deal in downtown. The management is good, any concerns I have had have been addressed seriously and quickly. Building is clean & safe and offers a small but adequate gym, pool, hot tub, and a restaurant inside the building that delivers to your apartment free of charge. There are usually 2 - 3 social events each month which makes it easier to meet your neighbors (everyone I've met so far has been very friendly). It's in a safer part of downtown (in my opinion it seems safe, not lot of randoms hanging around near the building), and is close to a lot of restaurants, bars, the DART station, 10 minutes' walk to the farmers market, 15 minutes' walk to Deep Ellum and a half hour walk to Uptown. My main complaint is that the parking is the most expensive of anywhere downtown & they don't have any visitor spots. The parking garage floods every time it rains which is even more annoying since the cost of parking is so high. Moving in and out was a nightmare because the loading and unloading dock is a good walk from the elevators and has water dripping from the ceiling meaning you have to cover anything that you don't want to get wet/stained when you move it. The negatives are only minor annoyances though, I have really enjoyed living in Dallas Power & Light.

Living Large

DPL Flats has some of the most unique apartments in Dallas. From huge patios to quirky light-filled plans, there are so many options. It's affordable, the people are incredibly nice, and it's very dog-friendly. It's located near dog parks, restaurants, hotels, the convention center, Deep Ellum, the farmer's market, and the list goes on.

I love living in downtown. Not only does it feel like a real city, but there is significantly more diversity than other neighborhoods close to SMU such as the Park Cities and Uptown. It's very walkable and the DART station is only a 5 minute walk away. There are also plenty of restaurants and coffeeshops within close walking distance and plenty of green space for dogs as well.
So far I like living in Downtown. There isn't a TON of things to do but there are bars and restaurants and it's not far from Deep Ellum and Uptown where there are a lot of options. Both DART and bus stations are nearby, and direct access to almost any interstate since they all cross downtown, which is convenient.

I have always slept with earplugs but I don't find Downtown Dallas to be particularly noisy at night. There are a lot of sirens from fire/ambulance but there is not a lot of noise from people being rowdy at night. There is obviously more on the weekends but still not enough to really be a bother. If you move to a downtown area, more noise than in a suburban neighborhood is to be expected.

Disappointing things about downtown: there is no grocery store! There is a CVS and several 7/11s but no grocery store in walking distance.
Close to downtown, deep ellum, and farmers market. Area is up and coming meaning there are still a lot of homeless people who roam but in general I feel fine with it. It's nice to not be in a cookie cutter part of Dallas like Uptown.
Not much of a neighborhood given that it's located right next to American Airlines center, however, it is quiet and calm (when there are no events going on).
Living in the Arts District is awesome. lots of car break ins and a few homeless people that are always loitering around.
living 3 blocks from deep ellum can be challenging in the weekends where street parking is non existent
Super safe and close to campus.
It’s amazing as a social scene! The neighborhood has a lot to offer in terms of food and entertainment. The only downside to the neighborhood is it does have a large homeless population and as a female, I just always make sure I am walking back home with a friend just to be safe. I have never felt unsafe and have loved experiencing all that Downtown and Deep Ellum have to offer.
