Brooks on Preston Review
Overall I have enjoyed living here.
I love it!
This is an awesome complex - the buildings are not brand new but are renovated, which means you get good features and lots of space for the same price as a MUCH smaller apartment in a brand new building. It's a gated community and it feels very safe. It is a family-heavy atmosphere - I live near the park in the community and on pleasant evenings, there is a fair bit of noise from kids playing there. Which is something to keep in mind! But ultimately, I prefer the family/very safe vibe to one with no park noise. Neighbors are not at all noisy! Also, it's 5 minutes from the office, which is amazing.
Marq on Ponce
Management is overall pretty good. They respond to work orders very timely. Generally safe. Great commute to all 4 major hospital sites. They accommodate guest parking w passes, which is convenient considering general city parking issues.
Elevators break down often but that's not usually an issue.
Good community and relatively secure.
Best apartment complex
The 704 Apts
Good restaurants in the area. Very easy with dog. Can experience traffic getting to or from downtown during peak times.
Close to Buckhead and Emory
I loved my apartment because it provided great value for a student, is only a 15 minute (4 mile) drive to Emory, and is very close to the highway for a quick drive to Midtown, etc. yet is also right by some of my favorite places to go in Buckhead. Some of the apartment units don't have as many windows as I'd like, but I still really enjoyed living here.
Great value, but could be more bright
The apartments are being newly renovated and have great management. The apartments are a bit dark, but a few additional lamps would make it brighter!
Great building management!
Management is extremely responsive to requests! Compared to other buildings in the area, it's a little dated in the common areas and could be updated. Pool area is small - but serves it's purpose. Parking garage is cramped, however street parking is easy to come by.
Great location, great home, great people!
Love living here! The location is ideal - very close to Walgreens and publix, just a few minutes away from Centennial Park and the aquarium! The MARTA station is just a block away too! The management is very friendly, repairs are done promptly and they host a lot of social gatherings. The rent is a little on the higher side, but I really recommend living here!
Location is the best part about this place. 10 minutes walking distance to Georgia Tech. Close to Publix/Walgreens/Fox Theatre/Bank of America. Resident Portal/Maintenance -- Getting a quote was super easy when picking this home and I've never manually written a rent cheque out to them (except the first time I think). The resident portal makes it super easy to make recurring payments and stay updated. The maintenance requests can be made on the website anytime and the folks are pretty responsive!
Location is great!
You can't beat the drive if you commute downtown from here. It is far enough away to be affordable & give you more bang for your buck, but it is about a 30 minute commute even in rush hour. The apartments have all been redone inside in the last few years as well, so they are older units but they're nice, which adds to the affordability.
Great place to live!
I love living here! Great location, rent is not too pricey for the area. Management is good.
There is a free on-site gym and a pool. Free covered parking with assigned spots. I've lived here for about two years and plan on renewing my lease again. Overall, good place to live!
Rollercoaster gentrification with a lot going for it
I've been at Alexander on Ponce since December 2014, soon after they switched to Greystar management. All of my interactions with the front office have been good, with a few dropped balls that were quickly addressed when I brought them up again. They're undergoing renovations to provide more amenities (but no pool, sadly) so I'm looking forward to an updated clubhouse/business center. The gym should have been updated instead of adding a bocce court but you can't always get what you want.
I got into my studio at a good rate, and even with the slight increase when I renewed it's still a little below market value/asking. Still fits all of my stuff from my previous 1BR with no issue, and I lucked into a renovated unit so that was good. I wish they'd gone with hardwoods instead of carpet in the living/bedroom, though. Easier to clean, even with any potential sound issues; I can hear my upstairs neighbor anyways. Any maintenance issues have been addressed promptly, and the rent app makes payment and tracking past use/payments easy.
The area is a rollercoaster of gentrification - at the bottom of Midtown but not quite in O4W or SoNo/Downtown, very close to restaurants, the Fox, and MARTA. Not too far to Piedmont Park or the Beltline and Ponce City Market. Keep your head on a swivel at night and pay attention to your surroundings and you should be OK.
Great spacious apartments but rooms are a bit small
I love living at Regents 26. The front desk is awesome. There is a great rooftop patio, study, and home cinema room. They have free drinks in the lobby, which is awesome. The apartments are big and spacious with large walk-in closets but I wish the rooms were a bit bigger.
