Good Location, Poor Management

2 management rating Reviewed by on

Apartments are nice enough, location is great for school, pretty close to bus stops, liquor/convenience store in walking distance, running trails (South CU Campus) is right behind the complex. The management company is unresponsive and seemingly always dealing with issues due to it being an old building. Designated parking spot (depending on owner) but not guaranteed garage space. Good gym when it's not COVID, but indoor pool is under construction indefinitely.

Poor apartment complex layout

5 management rating Reviewed by on

The main complaint I have about this apartment complex is that you only have 1 entrance for the entire 4 buildings in the complex, which is located all the way at the base of the easternmost tower. Even though there are loading docks at the base of every building, residents aren't granted access to them except in special circumstances (e.g. moving in) and only dog owners are given key fob access to the loading dock entrance so that they can walk their dogs outside easily. Horribly inconvenient design and there is no flexibility from the management on this.

I found my studio while living in another city, so I never had the chance to visit in-person before moving in, but I would have thought that this would be a pretty important detail to tell potential tenants about...

Related to the above point, the package room for all 4 buildings is also located in a hallway accessed in an obscure corner of the first (easternmost) building. I (and many other tenants) have to use a dolly/cart in order to bring some of the heavier packages back to the apartment (e.g. cat litter).

Lastly, they have been on this renovation streak for the past half year-- they closed the driveway/entrance for a couple months to redo the entire thing and have moved on to renovating the entire passageway connecting all 4 buildings. Not really sure why they're spending all of this money making minimally noticeable aesthetic changes when they should be focusing on fixing the floorplan of the complex by making a street entrance available for every building.

The studio itself is fine. I have great natural light because of two big sets of windows and being up high. No noise complaints. All appliances work, central heating kicked in around the right time, and there are laundry machines at the base of every building. I think they cheaped out a bit when choosing the toilets, because mine does not flush very strongly sometimes and often continues to drain water after flushing. There are some restaurants nearby and there are several bus stops and a subway station nearby. There's also a grocery store + little town center across the freeway (5-10 minute walk) with some stores.

If you choose to live here, I would recommend to live in the easternmost building if you don't want to walk extra every day.

Great Value

Our experience has been great so far. The apartment complex has plenty of space if it is just going to be one or two people living there. Included in the rent is a free gym, pool, tennis courts, and basketball court, which is nice. Also located close to the University of Colorado Cross Country course, which is a nice place to walk or run. 5 minutes walk from Table Mesa Bus Station, and bus stops with access to the University of Colorado and downtown Boulder. Only 1-2 miles to a grocery store, gas station, brewery, and restaurants at Table Mesa Shopping Plaza. Only 2-5 miles from University of Colorado, NCAR trails, Chautauqua Park trails. Only downsides are limited parking and must pay more to have pets.

Lots of sunlight, great management/maintenance staff, & can't beat the location! They are currently in the process of re-doing a lot of their amenities (outdoor pool, lounge, etc.) but the projects should wrap up in a few months and I'm very excited to see the end results! They just finished the fitness center & library; I love both.

River North is very expensive. River North Park gives great value for the location. It's clean and a great location if you work in the loop. There's 24 hour front door service.

River Park North

River North Park is currently renovating their apartment spaces to be more modern. In fact, we moved in to a newly renovated one-bedroom apartment with new appliances. I absolutely love the updated kitchen with stainless steel sink, built-in microwave with air vent and range. Their indoor swimming pool is what sold me the deal -- I'll be swimming a year round here!

River North Park is a wonderful apartment complex situated in the southwest corner of River North. We moved in to a newly renovated one-bedroom apartment with new marble counter top, stainless steel kitchen appliances and hardwood floors. I absolutely love the updated kitchen with stainless steel sink, GE built-in microwave with air vent and range. They have a beautiful secret courtyard with ample seating and fire pits for grilling in the summer. Management is wonderful -- look for Tanya!

Expensive, but good for pets and location

Tantra Lakes has definitely improved since Boulder Housing Partners took over its management. My apartment is comfortably spacious and I love having a balcony. Maintenance personnel are very responsive. Rent is extremely high - like all of Boulder - but Tantra Lakes allows pets of any size, which I need because I have a large dog. It's also next to a great park and trail system.

I love the amenities this apartment provides. The pool is especially great in the summer. They are also almost done completing a bunch of renovations which includes a new gym, new washers/dryers, a community area, and a beautiful lobby. It also has a 24 hour doorman so I always feels safe.

This is a wonderful apartment building that has incredible amenities. It gives me the freedom to walk wherever I want but also the ability to take transit to any local spots. The rent is a little steep but it certainly is worth the money. I can’t be happier anywhere else.

I have nothing but positive things to say about presidential Towers. I have lived here since 2011, and I continually renew my lease. I am now engaged, and my Fiancé moved in with me. She fell in love with it just as much as I did. We are planning on having kids, and plan on raising them here in presidential Towers! Absolutely love this place :-)

It’s my first year living here and it’s been great so far. The lobby is from another planet. It’s essentially modeled to look like a hotel lobby and it is absolutely gorgeous. The one drawback is the cost of rent. I one bed and one bath costs me almost two grand. And that’s without utilities or gym access.

Living at PT- Great Value

6 management rating Reviewed by on

I enjoy living at Presidential Towers. Some residents complain about slow elevators or uncomfortable hallway smells, though I've had none of these issues. Management is friendly and helpful, my floor is very quiet, the lobby smells fresh and inviting, we have plenty of space, and I've never waited more than a minute for an elevator. PT is very convenient with respect to transit and industry, though stores and restaurants close early because it's in the West Loop. I plan to live at PT for at least a couple more years.

Run for your life

1 management rating Reviewed by on

This apartment complex draws you in with its low rent price, but then you realize you get absolutely nothing for what you pay. In addition to the rent you pay, you pay for all your utilities (water, gas, electricity, internet, cable, laundry, parking). The doormen are there 24/7 but they will not let you pick up packages unless the in house dry-cleaners are open. The parking lot is owned by standard parking, but they rent out more monthly spots than there are physical parking spots, which leads to daily illegal parkers blocking other cars in. The lot also does not close once it is full because it also serves as the parking lot for FFC and the other storefront businesses. Management is not accommodating, does not fix broken things, does not treat your time or home with respect. The neighbors are also loud and rude. Many people smell like body odor. Those with small children allow them to bang on walls and drop ping pong balls on the floor above you all night long. Management does not care about noise complaints.
