Hidden gem

I love 640. Apartments are huge for the money. Good access to the city with the broad line a block or two away. Apartments and grounds are clean and gated. Parking is 150/month and in a private attached garage which is great. Good access to spring garden/fairmount areas with lots of restaurants. Exactly 1 mile to the river trail and the walk there is through very nice neighborhoods. The area of north broad it’s on is getting rapidly developed too. The attached gym isn’t huge but is good. There’s plenty in the area if you want more. Packages are handled by the 24/7 lobby attendant which has been a good experience. They are nice and helpful. Maintenance is very quick also.

Only downside is not being super close to campus. The subway takes 15-30 depending on the day but isn’t bad. I’ve taken it between 6:30am-8pm without issue but can’t speak beyond that.

It doesn’t get advertised enough but the south facing units have incredible views of the city. Probably starts around 4th floor and only gets better.

Spacious Loft Apt

I live in a 1 bed/1 bath loft set up that is 917 sq feet. Very spacious floor plan. Kitchen has nice appliances with plenty of cabinet space. Kitchen has an island. My apt has huge windows that allow plenty of natural light. Washer and dryer in the bathroom that has plenty of counter space. Nice size bedroom. Have a queen size bed, desk and dresser with space still. Plenty of closet space.

lofts 640

Only moved here a few months ago but I am really enjoying it so far. I am getting a lot more for my money than I was previously in Center City (gym, pool & hot tub, larger apartment, updated kitchen dishwasher, free in-unit laundry, central air/heat). I have especially found dishwasher/laundry to be a massive game-changer in terms of convenience! It seems like a little thing but when you're super busy it's just way better. The floor plans are all pretty big and open with multiple closets. The gym and pool aren't that big or luxurious but have everything you need and I've never seen them crowded. There is also a small roofdeck with chairs. The building is very quiet, and still on the BSL. I haven't done any maintenance requests yet, so I can't speak to that, but I've found the leasing office and front desk staff to be very responsive and helpful. Only downsides so far are that I live facing north on one of the lower floors and there isn't a lot of natural light.

Living in the complex has been great, with everything that is included in the rent and the location as well as responsive management I have virtually no complaints!

Ok place with great ceilings and spacious, but lousy management

Lofts 640 is one of the few places in Philly with covered parking built-in that is still affordable and close to Center City. I love the location, and the lofts style, but management could be better, friendlier, and more available. And they need to replace the carpets!

Great management and amenities

We have lived here for 2 years and love it. The front desk people are great, and take the time to know everyone in the building. The amenities are fantastic - pool and gym are never busy, at times it's almost like having your own private pool. The maintenance requests were always responded to quickly. The aesthetic is very modern (all lofts). I felt that it was well worth the price.

Mixed bag but pretty good overall

The building included a lot of amenities, which were useful. Apart from the couple of restaurants right next to it, it's a short walk to the Fairmount neighborhood, and a more substantial trip down to Center City and the rest of the action in Philadelphia. Maintenance response was good, but some of our problems took months to be resolved. From speaking to others around the building, it seems a bunch of units had problems with their electricity bills, which were always very high for everyone. The front desk is very helpful to have, depending on who's working. Overall, it had everything I needed and I enjoyed living there, so long as the bar wasn't set too high. If I had to do it again, I would do it for a slightly lower rent.

Good value

Big place around 900-1000 sq feet with good amenities and included parking which is huge. Decent neighborhood but not the best. Very close to Chinatown and walkable to museum area and center city. Bad thing is they are very strict about no pets. Door to door to cooper is probably around 20 minutes

Great apartment building in fun neighborhood

I love the amenities that come with this building and reduced cable/internet discount. The gym and swimming pool are enough for my needs and great rooftop for a change of scenery. Alla Spina is right across the street and Fairmount Ave hosts a bunch of great bars and restaurants. Only gripe is I do wish the building was dog friendly.

Very quaint, quiet neighborhood. Hear some kids in the morning playing in the street in the summer but that's about it. Lots of people walking dogs. The kind of people who will shovel your sidewalk when it snows without you asking. Really great crowd around here with good parks, I have always felt safe with the exception of a few areas north of where I live.
I couldn’t love my neighborhood more! Close to center city but outside the hustle. Next to the art museums and park. Wonderful neighbors, great local businesses, and a strong sense of community.
Love my neighborhood, its a bit quiet but still has tons of places to eat and drink.
When I first moved to Philadelphia (from out of state) I lived in a building in Center City because I wanted the central location closer to non-school activities and thought it might be safer. Now that I've moved, I vastly prefer Fairmount/Spring Garden. CC, especially where I lived, was very loud. Groceries can be a bit of a pain because I don't have a car (although this is improved now that there is a new Trader Joe's ~5 blocks away on Arch and a new CVS at Spring Garden!) I think it is about pretty much as safe as CC - fewer people around, which can go either way, but more residential and in a really beautiful area especially west of Broad St. Compared to CC there isn't quite as much to do, but there are still some bars and restaurants and there are relatively close coffee shops to study at if that's your thing. Lots of other students live in the area as well.
Fairmount is an excellent area to live in. It is walking distance to the Schuylkill trail, great for biking to work, exercising or relaxing by the river. The area has great restaurants, easy-to-find parking and an excellent massive Whole Foods with 4 restaurants inside. It is also very easy to walk to downtown Philly (15-40 min walk for most of Center City and University City).
Pros: close-knit neighborhood where residents look out for each other and know each others' names, lots of families and students, low noise, walkable to Girard and Fairmount BSL stops, close to Fairmount Ave shops and restaurants, overall v. safe feel

Cons: be careful and use common sense walking around Girard and Broad at night - some blocks are sketchier than others
The Fairmount area is a great place to live. It is close to a lot of the city's attractions and art, and equally close to some great outdoor space. The neighborhood is generally pretty quiet, and parking is easier than in Center City. There are a lot of coffee shops, restaurants, and pubs within easy walking distance. There are a lot of neighborhood events, especially in the summer, that are great to attend. The major downfall (if you see it that way) is the city run events that happen at the art museum from time to time. These really close down the neighborhood and make parking and driving really hard. But, they are usually fun to attend or spectate.
I absolutely loves the location. Easy walk to work, good food options ranging from fine dining to late-night pizza to bars. It's close to a Whole Foods and a local family owned market called Kleins. Unfortunately, Fairmount is only assessable by bus. City Hall and 30th Street Station is a 30 minute walk away if you need to take the MFL or Regional Rail lines.
