Avoid The Felix in Burnsville, MN. I’ve lived here for four years, and it has been an exhausting experience filled with ongoing issues, poor management, and a complete lack of accountability.

From day one, my experience was a disaster. On move-in day, I was trapped in the elevator for two hours in 90+ degree heat, with no cell service and all of my belongings. I had to wait for the fire department to rescue me. Since then, the elevator has been down for months at a time, with no communication or updates.

The office staff is completely unresponsive—they do not return emails, calls, or voicemails unless legal action is threatened or corporate is contacted. They’re consistently unpleasant to deal with and show no interest in resolving tenant concerns. I had a very upsetting altercation with a staff member on December 26, 2024 and—unsurprisingly—never received a response when I reported it.

Over the years, I’ve dealt with:

Absurd rent increases year after year, completely unjustified by the quality of living conditions.

Cockroach infestations, with no meaningful pest control, even though I pay a monthly fee for it.

Stolen packages and groceries on multiple occasions, with no secure delivery options or follow-up from management.

Dogs off-leash and pet waste everywhere, which is never addressed.

A major water line break that damaged two floors, left walls open with insulation flying around for weeks, and came with zero communication.

A building that constantly smells bad and is never clean.

Heat and hot water outages every single winter.

Utilities calculated by RUBS, which forces single residents like me to subsidize others’ usage.

Maintenance requests that go ignored or are done incorrectly, with no follow-through.

A completely unready apartment at move-in: broken locks and doors, no water, mold in the bathroom, a filthy dryer, and an untouched AC system.

A misleading model unit that looks nothing like what you actually receive.

I’ve also spoken to many other tenants during my time here. Everyone has the same complaints. The issues are systemic. People leave frustrated and disappointed—some even breaking leases early because they can’t take it anymore.

I only stayed because I didn’t have the financial ability to move sooner. When I finally had the chance to leave, I had to fight tooth and nail to break my lease. The only option they gave was to sign a Mutual Termination of Lease Agreement—essentially an NDA to protect the property from criticism or legal liability.

Please—do not rent here. The Felix is mismanaged, unsafe, unsanitary, and completely unworthy of the rent they charge. What they advertise and what you actually get are two very different things. Living here has been one of the most frustrating and demoralizing experiences I’ve ever had. Spare yourself the stress and look elsewhere.
