Great Overall Place to Live

King's Crossing is a great place to live. The rooms are spacious for the price point, the maintenance teams do a great job keeping the grounds clean, and the management responds to maintenance requests in a timely manner. Additionally, it comes with access to two year-round pools and gyms. It is also close to the campus. The only downfall is that it is a bit far away from a lot of the good bars and restaurants in the city of Richmond.

Kings Crossing Apartments

I have really enjoyed living here! Management is responsive and the prices are much more affordable out in Henrico than in Richmond. I get triple or quadruple what people get in the Fan or on Monument for the same price or even less. This is a great location and close to a lot of food, parks, some cute coffee shops (cafespresso is fantastic) and other places! Close to the the interstate interchange, etc..

Nice apartment, not very student friendly

Management is less than organized and rarely helpful, they tend to favor the needs of other residents over the students. Area is decent and convenient to Patterson Ave and Interstate 64. Neighbors are alright, tend to hear a good amount of road activity and voices late at night.

Does What it Says on the Tin

It's a nice enough place. We chose to go a little further away from the city so that we could have more space and less noise. That's certainly true, although it can sometimes feel isolating to be far away from everyone else. It's not even that far, but you have to drive if you want to go anywhere.

The apartment itself is nice, spacious, relies on natural light (no overheads in the two smaller bedrooms or either of the downstairs living rooms). The appliances break sometimes but maintenance is good about fixing things. We have a lot of closets, which is good for storage, and the cat likes hiding in them.

It's also quite safe--the previous residents keep having their packages shipped here. We leave them on the porch, sometimes for days or over a week, and no one touches them.

Love it

All of the management staff is so friendly and so helpful. The apartment itself is in pretty good condition, with just a few minor cosmetic things. Maintenance is always quick to respond, and also very friendly and helpful! Amenities are all super nice. We haven’t had any major noise or security issues!

Affordable and Spacious - Still Not Worth It

Kings Crossing is affordable, especially when considering the amount of space. There are also a lot of other law students who live in the community. However, the walls are so thin that I can clearly hear my neighbor snoring, when he uses his speaker to make phone calls, etc. There's a bug problem too. There are so many openings for them in the door, windows, and under the sink. Overall, it's pretty unsanitary too. It's obvious that the place wasn't cleaned before moving in. If that stuff doesn't bother you, then it's totally worth it!

Overall Good Experience

I'm very happy with the apartment. The neighbors are fine and the neighborhood is safe. Maintenance responds quickly to maintenance requests. The staff is helpful and friendly. The one downside is that they can be a little scatter-brained. I've had a charge applied to my account that was for another apartment. When my roommate and I notified them of the issue they responded immediately and corrected it. This apartment is also about 20-30 minutes from downtown, but only 10 minutes from school.

Okay place, terrible managment

Don’t do it. Live somewhere else. The apartments are fine but there is very little storage space. Parking can be an issue if you get home late. Lots of pets. Lots of turnover. Management is hit or miss. Maintenance takes forever and will come at the most inconvenient times. Issue with rent or other fees? No sympathy or help from management. Upon move out they will charge you for everything. With no security deposit to pull from, this creates problems and the bill will quickly go to “collections” and they hound you till you agree to pay out of annoyance.

I made several trips to Richmond to visit potential places to live and this was my favorite. I was looking for a place that is quiet, safe, and with a reasonable drive to class each day. It takes me 12-15 minutes to go from my front door to parking on campus, and my route is never backed up with the traffic that people in other parts of Richmond complain about!

My favorite thing about my quality of life here is that I live a 1-2 minute drive from Target, Kroger, Food Lion, Panera, Starbucks, CVS, Aldi, Wawa and more! It's so close that you can walk if you want to - I've done it on occasion. If you are looking for close proximity to restaurants and nightlife, this area in general is probably not what you're looking for. But if you want a quiet and safe neighborhood with easy access to convenient shopping, definitely consider this neighborhood!
Across from a business district. Grocery and shopping aren't too far away, but the location itself doesn't provide an authentic experience of Richmond. It is much more quiet than if you were to live in the Fan, but also lacks the experiences that come with that.
Not really a lot to do around my neighborhood, but it is close to school and a grocery store. Short pump is about 15 minutes away and downtown is about 20 so it is not too bad if you do want to do something.
Lots of grocery stores and chain restaurants in the area. Very safe. It may not be as exciting as the downtown area, but it is only a 10-minute drive away with the highways, and I would trade the excitement of downtown for the quietness of my current area. Not a lot of sidewalks if you want to go for a long walk or run though
It's quiet, cute, and generally safe. Commute is easy. A little far away from everything, but as long as the pandemic is going on I'm not sure exactly how much we're missing.

Drawback: you MUST drive anywhere you want to go. Nothing is walking distance, unless you want to walk along a major road (you don't).
Decent place. Lot of “lower income” people but some long term residents as well. Most people are cordial but not looking for friends.
I like how I am only a few minutes away from anything I need. I am very close to shopping areas on W Broad. It is also a short drive downtown. I feel like I can get anywhere in Richmond in 20 minutes.
I personally love living in this area. It’s safe and quiet, but still super close to both school and the city! There’s a lot of grocery options close by, as well as nearby parks.
