Very Good

I live with 2 other law students and we have lived in the same townhouse all three years of law school. It is a great location--less than 10 minutes from school down a back road. Grocery stores and gas stations are close (less than 5 minutes).

The complex is a mix of law students, young families, and young professionals. It is relatively quiet and parking is abundant (a lot of street parking though).

The leasing office is fairly responsive, but do be careful about what they tell you. Not everyone in the office will tell you the same thing (i.e. the pet fee is for the dog park but cat owners still have to pay or you can't have access to the other pool on the property). Also, keep an eye on your bill--they are generally fair but not always competent and sometimes will charge you for a second pet fee or something.

Maintenance is really responsive and will do anything from plumbing to changing a lightbulb at no expense.

Pleasant Experience - No Major Problems

Since moving into King's Cross, I haven't really had any problems. It has generally been a pleasant experience, and my rent really is a steal for the amount of space I have.

Good overall

Great apartment overall! Sometimes they’re a little slow in notifying me of packages waiting for me at the leasing office and they don’t plow/salt the parking lots or walkways when it snows. Otherwise I have no complaints.

Responsive management

When we report a maintenance problem, the staff usually comes within hours and help us fix it.

Kings Crossing

The location is only 10 minutes from school. There is plenty of parking. We have a gym and a business office (with free printing!). The community is a mix of families and students - there are a bunch of law students who live in the complex. We have a pool. My roommates and I have decided to live here all three years of law school because we like it so much. It is not that far to go to get downtown to the bars, museums, and restaurants.

OK dwelling, Terrible Management

The apartment is alright. I liked the townhouse style-two story. It was nice that it was pet friendly. A few things I didn't like were general lack of storage, lame laundry (w/d stacked), parking was only 1 reserved spot, and it can be noisy.
The biggest turn off is the management. They seem nice but only care that you write them a check each month. When we moved out, they demanded more than a months rent in "damages" and "move-out fees." They refused to talk to me about the problems and sent me straight to collections because I wanted an explanation. Unresponsive and rude.
Live here at your own risk.

Nice environment, but old

The townhouse is quite old, though its being remodeled. The problem is the thin walls. It will be noisy if you have a loud neighbor.

I made several trips to Richmond to visit potential places to live and this was my favorite. I was looking for a place that is quiet, safe, and with a reasonable drive to class each day. It takes me 12-15 minutes to go from my front door to parking on campus, and my route is never backed up with the traffic that people in other parts of Richmond complain about!

My favorite thing about my quality of life here is that I live a 1-2 minute drive from Target, Kroger, Food Lion, Panera, Starbucks, CVS, Aldi, Wawa and more! It's so close that you can walk if you want to - I've done it on occasion. If you are looking for close proximity to restaurants and nightlife, this area in general is probably not what you're looking for. But if you want a quiet and safe neighborhood with easy access to convenient shopping, definitely consider this neighborhood!
Across from a business district. Grocery and shopping aren't too far away, but the location itself doesn't provide an authentic experience of Richmond. It is much more quiet than if you were to live in the Fan, but also lacks the experiences that come with that.
Not really a lot to do around my neighborhood, but it is close to school and a grocery store. Short pump is about 15 minutes away and downtown is about 20 so it is not too bad if you do want to do something.
Lots of grocery stores and chain restaurants in the area. Very safe. It may not be as exciting as the downtown area, but it is only a 10-minute drive away with the highways, and I would trade the excitement of downtown for the quietness of my current area. Not a lot of sidewalks if you want to go for a long walk or run though
It's quiet, cute, and generally safe. Commute is easy. A little far away from everything, but as long as the pandemic is going on I'm not sure exactly how much we're missing.

Drawback: you MUST drive anywhere you want to go. Nothing is walking distance, unless you want to walk along a major road (you don't).
Decent place. Lot of “lower income” people but some long term residents as well. Most people are cordial but not looking for friends.
I like how I am only a few minutes away from anything I need. I am very close to shopping areas on W Broad. It is also a short drive downtown. I feel like I can get anywhere in Richmond in 20 minutes.
I personally love living in this area. It’s safe and quiet, but still super close to both school and the city! There’s a lot of grocery options close by, as well as nearby parks.
