Maybe it's just me, but the apartments here kinda suck... They're too small and they have cheap furnishings. I haven't seen that many other units, but personally, mine is small and cheap. The building itself is fine. Lots of nice amenities, great location. You can just find more square footage and better quality elsewhere!

Gables is a great place for SMU students

Love living here as an SMU student since there are so many other SMU students and alumni here. It's like one big party. The summer pool parties are so fun and the location is spot on. Management could be better and it is really expensive which are the two big drawbacks.

I absolutely loved living at the Villa Rosa. The ammenties were great and there was a lot of storage space. The management was somewhat difficult to work with. It is a rowdy apartment there are a lot of college kids that live there. Loud music and such.

Review of Gables Villa Rosa

I love the way it looks. It's beautiful & has nice fixtures and built in book cases. I love the two pools and the grill area. However management is terrible, rude and not helpful. Not easy for pets in and out and so small with not a lot of storage at all. That is the one downfall.

Love love love

Gables Villa Rosa is super safe, clean, and in a great location. The amenities are great and they are highly interactive with their renters. Gym, pools, concierge is all a plus. Always a quick response from concierge emails too. I love it and have enjoyed my lease thus far!

High quality finishes, spacious - can be noisy

The finishes in the apartment are awesome if it is your style. We love our apartment itself. The parking is safe & there is plenty of it. Not sure what everyone was complaining about when they said that it was basically "Uptown's Parking Lot" - haven't had any issues.

The management is not always super responsive. We had an issue with one of our appliances and they "fixed" it about 5 times before it was finally fixed. They have these events around the complex but they invite a bunch of complexes and then essentially limit it to 50-60 people which isn't brilliant. They also are doing this thing where they send emails out to everyone about basically tupperware parties with salespeople (I'm assuming to fund the events)... Kind of cheap.

Overall we like the apartment complex.

Love it!

Super convenient. The appliances are all very new, any issues handled right away. Management often puts on resident events liek parties/get togethers. Like for christmas they made a gift wrapping station. Really have had no issues- besides it being a little expensive for a student.

It’s a great mix of young professionals. There aren’t a whole lot of undergrads living over here, which is really nice. I love being so close to so many shops and restaurants, but not too close, like I feel you’d be in Uptown. Knox Heights is on the strip of McKinney perpendicular to Knox, so you get the location benefits without the noise.
Located directly between victory park and uptown, only blocks from the tollway, Glasshouse has a premier location. The neighborhood offers a spectrum of restaurant and bar options, and the Katy Trail is a short walk away.
Great place to live. Plenty of restaurants, bars, and grocery stores within walking distance. I do not have to leave a three mile radius unless I want to.
The location of this complex is excellent, especially if you are without a car. There are probably 8+ restaurants that are within a 7 minute walk, mostly on Lemmon Ave, Oak Lawn Ave, and Cedar Springs Rd. Walgreens, Kroger, Genesis Thrift Shop, a public library, and UPS are also a 5-10 minute walk away, so many conveniences are nearby. A post office is about a 15 minute walk away. Hardly anywhere in Dallas is as walkable as this area.

This is a very active neighborhood with a bar scene on the weekends. There are homeless people who live around here, but they have never bothered me. While I wouldn't call it a dangerous neighborhood, there is probably a little more crime than some larger complexes such as the Village.

Perfect neighborhood. There are two bars on McKinney that a lot of SMU students love. Most of the bars are on Henderson across 75 and easily walkable too. It’s a very safe area where I feel comfortable walking my dog alone at night as a girl in my early 20s. So nice to live close to the Katy Trail and less than a mile from SMU.
The West Village area has everything a young professional needs. You're walking distance to many of the stores you have to go to the mall to have access to (Banana Republic, Brooks Brothers, The Gap, etc.) and you even have access to a local movie theater. When you throw in bars, restaurants, and a large Starbucks...you have a solid spot. I highly recommend the area.
