The Wynwood

It’s clean and well maintained, it’s usually quiet around the community and the parking is great, there are some minor problems with some cosmetic things around the unit, I think the price is reasonable for a 1 bedroom

Great location

The location to the law school is great and it is fairly priced but increasing a lot. Management does not maintain the property well.

Overpriced for what you get

Not great. It was cheap (prices have gone up since) and that was the best part. The neighborhood did not feel safe at night, but we never had any problems. There was always problems with the washer/dryers. We even had a washer/dryer in our unit and it never worked even after maintenance tried to fix it. The walls are ridiculously thin - my roommate and I had conversations through the walls with all doors/windows closed - so don't expect privacy (even from your neighbors).
Pros - gators in the ponds were cool to see, and it is great for dogs.

Wynwood

I have very few complaints. Wynwood is a good location and management has been reasonable and responsive in my experience. Good location near the law school and easy access to buses.

Wynwood 1/1 layout

The staff is very friendly and the area is nice. It comes furnished, but it is a basic furniture package. The apartment itself is nice, but I have has problems with spiders and my neighbor with mold. So despite everything else being fairly nice, I would not recommend it. Also my unit has no washer and dryer which is a huge drawback.

Good. service takes a while but they’re helpful when they come. i pay for a gym that has been closed for 6 months and the washing room is vile and half the machines don’t work. but the apartment is cute. there’s also bugs but hey, whatcha gonna do

Close to the law school

I only like living here because there is ample parking and it is very close to the law school. Bus/car gets you there in 3-5 min. Walking is 15 min. The building itself is very old, which makes the temperature hard to control, and we often have bug issues. It’s also paper thin walls interior/exterior. They don’t do individual leases so I don’t recommend this place unless you really trust the people you’re rooming with. The laundry onsite are old machines that look as if they haven’t been cleaned since 2002. I go somewhere else and pay for laundry which is inconvenient. the people in the office are rude and talk down to you

Terrible

I have had a terrible experience with this apartment, and yet I pay over 1k per month in rent. Unfortunately, this is typical for the Gainesville rental market.

The Good: The apartments do not have carpet, which is a huge plus. They also have plenty of natural light and are relatively energy-efficient. The walls are cinderblock, so they're pretty quiet as well. The pool is beautiful.

The Bad: Where to begin? 1. The rent. The 1 bedroom apartment I am currently in rented for less than $700 per month as of a couple of years ago. Rent is now $965 (for an un-renovated unit) and I expect it will exceed $1000 next year. These apartments were built in the 60s and have not aged well, but the apartment complex is rebranding itself as "luxury student housing" and has raised rent to ridiculous amounts.

2. Maintenance issues. My apartment has the sloppiest paint job I have ever encountered, and it leaks when it rains. Water comes in through the roof, runs down through the walls, and exits onto the floors. I worry there may be mold growing because of these leaks, but management does not seem interested in this concern. The floors are incredibly warped (probably because of the moisture). Maintenance will come patch one leak, and another will spring when the next storm comes. I put in work orders and they are marked "completed," but sometimes repairs are never made and I don't get updates from either maintenance staff or leasing agents. I went to change my air filter the other week (screws holding grate on had been stripped and painted over) just to discover there was no air filter at all, so dust and debris from a crawl space had been blowing all over my apartment for months.

3. The complex in general. The dumpster is ALWAYS overflowing, and I mean always. In the Florida humidity, that means there's quite a potent smell when you step outside if you live in a nearby unit. Finally, the communication with the leasing office is very poor. My emails to both the leasing agents and the manager get completely ignored. I am in grad school, and when my friends living at other complexes have issues, they get unit changes, deposits returned, rent decreased, etc. The Wynwood will not work with you on any of these things. (Fun fact: during the most recent hurricane threat, we were informed that we were not allowed to board windows and should go to a storm shelter.)
