Parker House
Parker House has been a decent complex overall. The units are in good condition, but be careful because they will unlawfully try to keep your security deposit and charge you for cleaning services upon move out, even for ordinary wear and tear (see Tex. Prop. Code Section 93). Be sure you thoroughly document the condition of your unit at move-in and move-out. Apart from that, there are occasionally wafts of marijuana, and some homeless people have wandered in on occasion. Also if you have a dog, avoid the small puppy station (lots of careless owners who don’t pick up poop). But management and maintenance are very responsive. The leasing team is very pet friendly, and they hold community events.

Love it here
I love it here. The management are incredible. The maintenance person is extremely responsive and deals with issues within 24 hours. Walls are thick and there is little noice. The location is perfect (6 min walk from law school, 6 min walk from train station, 12 min walk to YMCA, 8 min walk to federal court house, 15 min walk to sun dance square, close to big shopping areas. I love it here.

Uncooperative, Expensive.
I lived here from 1L to halfway through 3L until I had to/was pushed to move. I originally loved them for the convenience of being by the school. But they changed management last year, and it has been a nightmare every sense.
Visitors have to pay for parking. I have to pay monthly for parking. Rent continues to exponentially increase. There are no real amenities. Homeless people sleep outside/get into the building fairly often.
Management overall sucks. Do not consider unless necessary.

Pretty good
The room is very nice, but the management is sometimes not the best. For example, even getting the lease was pretty hard because the management seemed pretty unorganized.

Spacious but terrible management
The apartments themselves are very spacious and offer a great location to the law school. The management company, however, is very bad. The property is poorly kept, often dirty (e.g. dog pee in the elevator), and the management company will do anything to get out of doing repairs.
For instance, our A/C unit broke during the hottest week of the year and the management company made us wait 2 weeks for their one maintenance man to come fix it. That maintenance man, however, is not an air conditioning repairman, just a handyman. After demanding multiple times to hire a company, they finally did so.
One month, we had fleas come in our apartment (no dog/cat in our unit) and they told us that our monthly "pest plan" that the management company signed up for did not cover fleas so we had to pay $200 out of pocket for our own pest control company.
The garage door typically scans license plates to allow easy access for residents to the garage. That feature broke last year and was promised to be fixed by March 2025. It still is broken and at this point I doubt it will ever work again.
Location wise, it is very noisy. Lancaster has a lot of street racers at night so you will wake up to sounds of loud exhausts, motorcycles, honking, and sirens. The drywall is very thick which provides great sound insulation between rooms in the apartment, however.
The location has a lot of homeless people surrounding it and they will bother you at certain hours of the day.

Would live somewhere else
Management is never in the office, no amenities besides a small gym. The insulation between the outside and the apartment is possibly the worst. You’ll toss and turn every night, I can hear conversations from people walking downtown. That’s how bad it is. Animal excrements in communal properties is very common. No security at all, for an apartment downtown. Homeless people are frequently let in and harass residents. They charge for parking. Car was broken into and I never received the proper footage to report it to the police. Vent systems are bad too, neighbors’ weed smoke smell frequently comes into my apartment.

Walking to school is great, everything else is good. Very few complaints, very few exceptionally good things besides location.

Poor Management
only had one repair person on staff, kept telling me that he was on vacation or that he was sick. After requesting a third-party repair company to come, they refuse to, nor would they allow me to hire one to access the roof where the air-conditioning unit was after countless hours and complaints. I finally got them to repair the unit. My apartment was anywhere from 80 to 90° during the day and 80° at night, making it nearly impossible to sleep. Management could have cared less. When the elevator, which is always broken, dropped one story and trapped us inside, the manager just shrugged her shoulders and said, “Really?” With a straight face like she did not care at all. Pretty sure the elevator has not been up to code for over a year now because they keep using their repair man to put a Band-Aid on it. Aside from that, the apartment is roomy and is a great location for the law school, but just be aware that it is likely you will be living in hell for around 5 to 6 weeks out of the year.
