Please, never live here.
This is the absolute worst property management company I have ever dealt with. Be careful because they go by many names (STL Citywide, Aspirent, Lux Living, to name a few). They are currently going through a lawsuit for operating without a real estate license, and have been accused of tenant neglect. The apartment I moved into had immediate issues - no air conditioning to name one. At first, they provided me with a window unit which I had for about two months (the AC unit was never fixed). Then the weather got cooler and I no longer needed the AC, though I still asked them to please fix it. The following summer before I moved out, my apartment was about 85 degrees on a daily basis. They never fixed the AC and gaslit me over and over again saying that it wasn't really broken. The apartment constantly smelled like mold. The shower was coated with a very tacky paint that never, ever dried. I had to wear shoes in my own shower, and the "paint" substance even ruined a few of my belongings when I was first moving in. They decided to repaint when I kept complaining about it, but they used the same substance and the fumes were so bad I couldn't breathe. I had to stay in a hotel for three nights until my apartment didn't smell like a chemical factory. There are also cockroaches that you'll frequently see, though often they are dead. Management is completely unresponsive, you can call and call and never get a response. You can put in maintenance requests and they will go in and delete them. This is truly the most predatory company I have ever dealt with. And unfortunately they prey on international students going to WashU who are not familiar with how bad the company is. STAY AWAY AT ALL COSTS.

Just not good
We lived here for 7 years. Not much out of choice, but out of need for a low rent as we finished med school. It started off fine and the first few years were okay, but by the end we couldn't wait to get out. All of the other complaints here are accurate. The package situation was insane. Management did not care and would say, "file a police report," meanwhile, they had a fake security camera right over the door.
They painted the entire shower/tub with wall paint, which obviously peeled over time and revealed mold. Maintenance was atrocious. We had a dead fridge for a week, all food had to be thrown out, then finally came and said "nothing is wrong with it and left". Three times our AC went out during 100+ degree heat waves over the years (we always kept it between 70 and 72) and they would play games about coming out and never coming. On the third instance, once I threatened not to pay rent, they brought a mobile AC unit, then came back and took it two days later while nobody was home and left our dog in an 85-degree apartment with no notice.
They raised rent each year by about $100 and you can bet they never did updates. They did change one thing while we were there and it was somehow still a downgrade and then got taken down/thrown out within a year. The elevator was down for months at a time, so good luck if you don't live on the 1st floor. They will give every excuse in the book to not fix things. They also NEVER do walk arounds or checks on the property so things go unnoticed or overlooked for entirely too long. We had an in unit washer and dryer but that's not the standard so don't assume every unit has it. It is pet friendly but more because they just don't care than actually fitting for pets.
Zero amenities so you're paying for the location more than anything. I did enjoy watching fireworks off the fire escape during the summer. That's about it.

AC broken on Summer
More than a week ago, I turned on my AC and it emitted smoke and filled the apartment. I immediately turned off the AC and called the emergency maintenance line, but received no response. I also emailed to report the issue. Since then, my AC has been non-functional, which is particularly problematic given the extremely hot weather of late July and early August. I've been in frequent contact with maintenance, who often indicate that they might come on various days, but no one has shown up. On one occasion, someone came who was not an AC technician and was unable to resolve the issue. Additionally, maintenance has not provided any specific times or time frames for their visits, making it impossible to leave the house before 6 PM in case they arrive.
In addition, the "closed gate" is only closed in one part, allowing anyone to enter from other locations on the street with no gate and access any car. Furthermore, the gate has been broken and completely open for more than a week. Another significant issue is security. Bikes in the parking area are frequently stolen, leaving most bikes without wheels or any unsecured parts.

Pros and Cons
Unfortunately, I have had some really poor experiences here. Although I like the physical apartment itself, often there are issues with the building (I.e. water pouring from the same spot in the hallway, multiple times) and management is not very responsive. Although I do like the individual property manager, there is only so much she can do when she is so over worked and over burdened.

Average Experience
This apartment is... fine. It is big and spacious and the price is good for a 2 bedroom (they technically call it a 1B1B since one of the rooms is classified as an "office" but whatever, it could totally be a normal-sized bedroom). Things are a little outdated, which is fine because of the size and location. My main issues are:
(1) the management sucks a bit. On move-in day, my apartment was FILTHY. Trash all over the floor, dirt caked on the walls, bathroom and kitchen were especially bad, etc. Like dirty enough that I had a panic attack about it. I had paid movers that were going to charge me extra if I delayed the move-in, so the management solution was to send two girls to "clean" for literally 30 minutes while my movers waited. The two girls wiped out the fridge and wiped down the kitchen counters and that's literally it. I went into the bathroom and cried over the dried up contacts littering the counter and the hairs stuck all over the shower. Disgusting. The management claimed they "accidentally" cleaned the wrong apartment and that's why mine wasn't ready. I don't believe that, but I was stressed off right off the bat from moving all my shit on top of the filth.
(2) The common areas always smell like weed and there is almost always water leaking from the ceiling in the foyer. This doesn't bother me much, but it's there.
(3) The Amazon drivers drop all packages right in the lobby. I haven't had issues, but someone's package gets stolen weekly (and they leave a note requesting it returned lol).
(4) The apartment manager for the complex ignores emails she doesn't want to reply to. If it's not an emergency or money-related, she will ignore you. It took me 6 weeks after move-in to get my MAILBOX key because everyone kept ignoring me.
(5) There is a house centipede problem that skeeves me out. I have probably killed 20 of them climbing up the wall over the last 2.5 months. I haven't seen any other bugs, but the house centipedes are GROSS. And I'm not sure if that's a problem they would even fix if I asked.
(6) Parking sometimes sucks if you opt out of paying for the lot. I haven't had too many issues [eventually] finding a spot, but sometimes I have to circle the street for 5-10 minutes and parallel parking can be a bitch. Pretty sure my car was also clipped by a city bus barreling down the street, but it's old and I have no proof so I can't really care that much.
All that being said, this is a fine/average choice for the short-term use (I have a 10 month lease for school). The size is amazing, it's pet-friendly, and there is a TON of public transportation options. The building itself is pretty quiet; I never have issues with upstairs neighbors (I live on the first floor) and I've never heard anybody being loud. I would cautiously recommend if you can live with the above. Perhaps some of their other properties on the same street might be better, but for $1000, I feel like it's fine. Oh, and there are a LOT of windows and great lighting.

Pretty good for student housing
no complaints really. close to the bus, train, and lots of street parking. also 5 min from the law school so pretty nice

Experience is Meh but rent is low
Decent experience for the cheaper rent. The kitchen has lots of countertop space but not much storage. The bedroom and living room are pretty small, but again, low rent. There is a package delivery room that is accessible with a code, but residents regularly access the room and steal packages. The parking lot is not large enough for all residents so be prepared to park on the street even if you pay for unassigned parking space in the lot. In my experience the wait time on a repair call has been 2 to 3 days.

My experience is mostly positive. There is definitely a propensity for mold, although it rarely gets bad. However, if moisture is allowed to stick around mold will follow without fail. The unit itself is fairly nice, but the interior of the building is shaggy. The package room is an absolute nightmare. With that said maintenance is usually pretty responsive. It's a little expensive for what you get. I like the space, it's pretty comfortable.

Overall Just OK
The apartment unit itself is wonderful - updated finishes, in-unit laundry, tons of windows and natural light. Maintenance requests are responded to in a timely manner. However, the management leaves a little to be desired. Apartment managers have a high turnover rate and they are either unresponsive or respond unprofessionally. Parking can be a nightmare, with options being congested street parking or paid gated parked with assigned spaces, but even then others may take your spot (including maintenance workers) with little option for recourse. Finally, the way that packages are handled is ghastly. There could be at least 5 different places where your packages could be left, there is very little organization, and the package room itself is underutilized and shoddy. All in all it feels like a safe place to live relatively close to campus, the park, and other students, but the value of living here is not at all reflected in the price you pay.
