Great for students
I’ve had a great experience at island park so far. Rent is affordable and fair, and the management is actually very responsive and prompt in fulfilling maintenance requests. Considerable work on the property has been done since I moved in, which shows me that they do care about providing a good living environment. My only complaints are that the gym is minimal and small, and there are issues with the gates not opening from time to time.

Review
Very quiet; seems like a lot of students/ employees at St. Jude/ Regional One/ Le Bonheur live here. Also the greenway along the river is a great distraction from looking at a screen all day. <15 min commute to UTHSC as well. Mgmt is very responsive.

Great Place and Community!
I have loved living on Island Park. Not only is it just 11 minutes from the school, but it is also housed by many of our classmates who either live in an apartment or in a house.
The management for Island Park has been very welcoming and easy to work with! I have had a few maintenance problems upon moving in (bugs, hot water issue, and a non-functional garbage disposal). With these inconveniences, I put in an online request, and management took care of all of them within in the next business day! Since then, I have had no other issues. I really appreciate their quick responses and even their check-ins to make sure all of my requests were still up to my liking in the weeks after.
I do have a few small complaints:
1. Thin walls: I live on the first floor and my neighbor has two large dogs and I hear them running around every night before bed.
2. Summertime Bugs: Since we are so close to the water, mosquitoes are very prominent during nice weather seasons. I've also noticed a lot of wasps (they're usually dead because pest control sprays weekly, but it has been a little concerning to see so many).
3. Small gym: The gym is a small square that can hold maybe 5 people max. It's not the best place for a good workout as there is limited equipment. However, Mud Island does have a local gym near Cordelia's that requires a gym membership (I haven't been, but I've heard it is nice!)
Despite those three things, I love Mud Island, and most of my neighbors in my apartment complex appear to be a medical student, dental student, medical resident, or in some field of healthcare. It's very safe and convenient with my busy schedule!

Harbor Town Square next to Cordelias
Harbor Town Square is also owned and leased by the Island Park apartments on the other end of Mud Island. We have access to the small gym at the Island Park apartment complex. The parking is not assigned and is not gated which can come with some safety concerns but for the most part is safe. Cordelias is right next to the Harbor Town Square complex and the river view and park are a great way to de-stress by taking walks along the river. The building is a little older but maintenance is responsive and my unit includes a balcony and in unit laundry.

Island Park
I really like it, it’s nice and quiet. The best part is it’s alright across from the green belt which in nice to run and walk on. Police are always patrolling so no worries about car break ins.

Harbor Town Square Apartments
I have enjoyed living at Harbor Town Square. The location is great, and I feel like I have plenty of room and sunlight in the apartment. Additionally, the apartment is very affordable. My only issues are that the walls seem to be thin, and there can be a lot of noise outside in the mornings when the delivery trucks unload at the nearby stores (this, however, is not within Island Park's control). The parking also is not gated for the Harbor Town Square apartments, where I live, but it is gated for the Island Park Apartments which is important to know for safety reasons. Overall, I would say that living here has been a good and affordable experience.
