Location on Mud Island is great, but apartment overall is mediocre
Mud Island is beautiful, and Riverset is the most affordable option for living here. The location and proximity to the riverwalk is great. My place is spacious and has great natural lighting.
Riverset as an apartment complex has terrible management. It takes multiple phone calls/visits to the office and sometimes months to get a single maintenance request fulfilled. The buildings are old and have humidity/mold problems.
I have found living at Riverset to be overall unsafe. The apartment is ungated. My neighbors' units were frequently broken into. My car was frequently broken into. That being said, I don't believe that Riverset is any more unsafe than other apartment complexes elsewhere in Memphis. Mud Island seems overall safer than the rest of the city.

its not the prettiest, but its livable and very afordable
I actually like the apartment. Alot of people do not, but it has done me well. Some people cars have been broken into and some people has had horror stories about maintenance .

Pretty but unsafe
I love my view of the river. I have great closet space and a nice open floorplan. The bad, however, outweighs the good. It takes forever for management to do anything (fix issues in apartments, adjust rent if it needs adjusting, etc.). The staff in the leasing office say they'll take care of stuff right away, but then it takes weeks or months or it to happen. There are also cars being broken into and/or cars being stolen AT LEAST every other week, which makes me feel very unsafe.

Riverset
it’s hard to get the maintenance men to come in and fix things. I often end up doing it myself which is kinda annoying because I pay for the help. My apartment flooded in May and it took them all summer to do the most immediate repairs. I still find things that need to be fixed. However, if they hire a contractor outside of their maintenance, it’s done quick (ex: pest control). Secondly there’s been safety issues. It’s not gated, so car break-ins are common. The only have one patrol car that goes around the entire complex. Other than that, I think it’s a fine place to live. One of the cheapest ones on the island. The gym and pools are very nice to have access too. Plus it’s pet friendly. I have a security system so I’ve never felt unsafe. I also never leave any valuables in my car.

A Solid Choice
I have lived here for four months and love it. The location of Mud Island is fantastic. I can walk or ride my bike along the river if I want to get some exercise or go to Harbor Town (on Mud Island) if I need something like grocery's or a bite to eat. I have seen plenty of neighbors with dogs and plenty of grassy areas for dogs to run around in. The area is very quiet, not much noise from the road. My apartment is a great size for two people. The living room is large so there is plenty of space when we have people over. It is also very convenient for law school. It is less than a 10 minute drive from my apartment that is tucked in the back to the law school. If I ride my bike, it normally takes about 15 minutes. Overall, I highly recommend!
