This place sucks
This apartment complex was awful. If you are a college student don’t live here; THEY WILL TAKE ADVANTAGE OF YOU. It was already annoying living off campus and their employees made the whole experience ten times worse. They take every chance to charge you ridiculous amounts of money. I have several examples. At the beginning of the year I left a couple things right outside of my apartment door to air it out because several of my things got ruined in a flood over the summer. Without a warning I was charged a hundred dollars. Our account was charged and we had no idea what it was for. When I made my argument that I got no warning they proceeded to tell me to read over my lease. That is the moment I knew this year was going to be a disaster. They were so unhelpful any time I asked a question they would just direct me somewhere else. It was almost like they were just so desperate for money that any chance they could get they would take it; I literally felt robbed. Another example is my friends accidentally didn’t park in a visitor spot and within an hour they were towed. I get it if it’s overnight or for a whole day but it was like 7:00 on a random Monday and I forgot to tell them to park in the visitor spot. Of course they took that as another opportunity to steal more money!! Can’t say I’m shocked! And what’s funny is they try and act so sweet to your face but they are actually awful. The two girls that work at the front desk like to act so high and above everyone which is very frustrating when they probably don’t even have degrees! Also for our final charge they accused us of breaking the stove and if we hadn’t said anything we would have to pay an extra couple hundred for something we didn’t even do. Funny they thought they could get away with it! Those are just a few examples but moral of the story is don’t live here. If you are considering living here because it is cheaper than living on campus, we discovered that after buying furniture and being charged all of the ridiculous fees it ended up being more than apartments like The Knox and The Tenn. Lastly there are creepy men sitting at the front of the complex at the campfire year round that make creepy comments toward women. My roommates and I constantly had to take the long way to our apartment just to dodge them. They would try to get us to drink with them and would pester us until we talked to them. I never felt safe.

My experience has been good overall. It is a beautiful, clean apartment complex close to the University of Tennessee. The walls and ceilings are thin which is not great and the closet is pretty small.

Great place to live
My apartment overlooks the river. It has a nice interior, isn't too far from school and is generally quiet. There is a pool and grill area, both great. I am near downtown and the riverwalk. The Landings is a great place to live.

Great place to live!
I love my apartment at the Landings. The only thing keeping me from giving it a 10 is the fact that my third floor apartment does not have an elevator. Climbing up 3 flights of stairs every day, sometimes multiple times per day, becomes very taxing and annoying very fast. Getting all my stuff up to the apartment was extremely difficult.
However, I do have a direct river view that is absolutely fantastic. I did not originally want to have to find roommates, but that was the cheapest option because Knoxville rent is insanely high. I personally pay $650 for my rent, a little more than my roommates since I have my own bathroom. There is a gym and a pool; the pool is great, the gym is pitiful. The "business center" is just one computer and an extremely slow printer, in the leasing office. Despite these things, the fixtures in the apartment are nice, the view is fantastic, room size is good. Parking is okay, the spots are tiny and very hard to park in, but there are plenty of spaces. It is a very pet friendly area, with multiple dog parks on the premises. It is also super close to Old City and the nightlife, but not close enough to be bothered by noise. It is close to UTK, and there is a Kroger down the street.
Overall, I do love it here. I will be renewing my lease for a one bedroom next year, as long as rent is not insane. I do wish for more storage and a gated complex, but overall it is great.

It's alright
It's fairly close to campus and the views are great, but I don't have a lot of natural light (first floor apartment) and I would have expected more space for the price I'm paying.

Expensive but high quality apartments
This is by far the most expensive apartment I’ve ever rented. Having said that, the property is generally well-managed. The apartment itself is nice, and the amenities match what was advertised. Although I’ve had few problems in my unit, the leasing office and maintenance staff have been approachable and responsive when needed. There’s plenty of parking for residents, but guest parking is very limited, and the property tows non-permitted vehicles. The community isn’t gated, but there is a courtesy officer on the premises. Driving to campus takes 10 minutes tops on a normal day if you take Neyland to G10. Greenway access makes walking to home football games easy, and it’s great for general walking, running, biking. Downtown and Old City are also easily walkable.

Good option if willing to have roommates
Good option for student housing, it's a five minute drive to campus and a short walk to downtown.
Nice apartments with a great view, but a little pricey for what you get. The 2 and 3 bedrooms are more affordable but the 1 bedrooms are very expensive.
Professional management and responsive maintenance team.
Free trolley stops at complex entrance.
