Solid B+

The apartment is just okay but it is definitely nice enough for a student. Rent is really cheap and very pet friendly for people. Main thing is that staff are SO nice hear and maintenance is super fast/helpful. Really close to campus. There is no bus directly to Wehner, so I got a parking pass, but that feels a little weird because it's like a 2 min drive then 10 min walk haha so that's the only thing I'm not super crazy about. But it's close enough where it doesn't matter

Do not lease here!!

My experience with Stadium View has been horrible. The complex is old and rundown. Additionally, since August of 2021, we have lost hot water for several days at a time. All-in-all, I would not recommended living here.

Avoid at all costs

Apartment location is great because it's five minutes from the Bush School and right next to the Brookshire brothers. It's also the largest 1 bed 1 bath I have seen in the area. These is the only positive, and they are not worth it.

Problems: The property is dirty and damaged. The trash cans are always overflowing because maintenance doesn't empty them, and then the trash gets blown around and left to decompose. There is pet waste everywhere because most owners do no clean up after their animals. There are portions of the complex that are caution taped off for "construction" that has never happened. Units have broken windows with plywood over them.

My unit was filthy when I moved in despite having to pay a premium (not a pro-rate) for the mid-month move-in, which is the only time they offer. Previous tenant clearly had a dog that did significant damage including tearing up the carpet and eating the door frames, which was not repaired. Half of the electrical outlets did not work, sink leaked profusely due to a crack in the faucet, bedroom fan was broken, none of the windows will stay open, and the A/C hasn't been properly maintained, so it does not cool. All work orders to fix these problems have been marked as resolved without maintenance ever setting foot in the apartment. My cracked sink faucet eventually blew off the water line and spewed water everywhere. I had to repair it myself, which thankfully I could due to a handy background.

The absolute worst problem is the water boiler system. Once a month every month that I have lived here (5 times now), the hot water for 5 buildings, including mine, has gone out. Each time, it is out for a minimum of three days and other times, longer than a week. The organization will not update timelines or the repair process unless you track down the employees, which are rarely here, or you turn in letter from legal aid threatening to ask the court to break your lease. After a some of the repairs, the hot water has become not potable, and it takes days for the flux and sediment from soldering to be cleared out.

The front office staff has all quit since move-in, and now a different temp worker comes once per week, so it is not possible to get any help from anyone in the front office.

The apartment complex is supposed to have a pool, gym, and student office area. All have been closed and/or broken.
