Eugene Manor -- Livable, but Older/Noisy

The apartment complex is in a convenient spot for me to use public transportation to get to school quickly, also within a doable walking distance to the school. It is in a very busy part of town, and can be noisy in the evening times with sirens, yelling, etc. It is also in an area of town where a lot of houseless folks live and congregate which adds to the noise level.

The building is older, and not very updated. The common areas can feel dirty and often have an unpleasant smell. The complex is managed by a property management company that does answer quickly to maintenance requests, and the property manager is easy to contact. The actual apartments are older, and have not been well-maintained over the years. The studio apartments do have a lot of storage, and the layout is functional. You can tell the building was built in the 1950s -- and not much has been updated since. However, it is within my small budget and allows me to live alone and spend <$1000 on rent, including all utilities.

Decent apartment within walking distance of law school

The biggest draw to University Manor is that it is a 15 minute walk from the Law building. Campus is easily accessible because it's just a couple blocks away, so I don't have to pay for a campus parking pass. The apartment building usually has at least one parking pass for off-street parking per apartment, although parking is technically not guaranteed. There are restaurants and coffee shops within walking distance as well. The apartment building has on-site laundry, but it isn't great (I use a laundromat on West 11th Ave). I've lived here for three years. The neighborhood can get loud with parties, Greek houses, and bars, but the noise level of the building itself has varied significantly year-to-year (walls are thin though). The biggest issues I've experienced has been mold, poor plumbing, and unruly neighbors. I've never had an issue with Von Klein themselves. They've been responsive and an average property manager in my opinion, although I have thrown around the "I'm a law student" a couple of times. I've had less enjoyable experiences with the maintenance workers employed directly with Von Klein; a couple of them have been very rude and dismissive. The apartment building is pet friendly. Almost everyone owns at least one dog or cat. The apartments themselves are non-smoking, but many residents stand outside on the shared walkways to smoke.
