Renter Beware!

If you’re thinking about renting at Parc Midtown, just know that pointing out problems with the complex is not tolerated. Your history will be noted on the property manager’s “bad” list and your lease will not be renewed.
We were happy having lived there almost three years and expecting one more year when we received a non-renewal letter delivered to our door with no letterhead. The legalese deliberately stated that they didn’t have to give us a reason for not renewing. When we went to the office with the letter — thinking it was a mistake — the once-friendly staff was stiff and implacable. The stony-faced property manager barked at us: “Just like YOU don’t have to give US a reason for not renewing, WE don’t have to give YOU a reason.” Suddenly we were dealing with logic from a 4th grade playground. Then we thought they were kicking us out because they were raising the rent and wanted to gouge someone else. Nope. Only going up $65 dollars and our unit was posted immediately as available on their site. So the only reason left? Retaliation. And illegal in Arizona.
Ten months ago, I had complained to the property manager about the pool music playing 24 hours and too loud. I could hear the thumping percussion from my bed. “If the pool is only open until 10:00 PM, why is the music playing 24 hours?” I asked. “Isn’t that encouraging late night parties?” The property manager seemed at first helpful and sounded like she was able to reprogram it, but when nothing happened and I brought it up again, she snapped that I “was the ONLY ONE complaining about this” and suddenly it was an issue controlled by corporate. She couldn’t do anything? The music volume was controlled at Westwood Residential in Frisco, Texas? When I asked if corporate in Texas was also in charge of the apartment intercoms not working for two years, I must’ve sent her over the edge. It was then we must’ve been put on the elimination list. Eventually the music magically disappeared and I hadn’t complained since. We were very low-key renters. Except for calling security at night for pool trespassers in our first year, we never had other issues with management. We were clean, rule-abiding, pet-less and quiet. If we weren’t, they should’ve informed us otherwise. At first, when I thought this was a mistake, I had sent an email to the manager asking for a reason and perhaps letting us have just one more year as we were moving out of state in 2024. She didn’t have the decency to respond so I’m going with the default: Retaliatory and again, illegal. I’ve never experienced such unprofessional and cold behavior from a place that pretends it’s a community. I have reached out to Westwood Residential by phone and email. No one responds.

Great Value and Location, Poor Management

We love our apartment and the sunlight that comes in through the large windows. The unit itself is so nice for the price and having a three-bedroom unit makes it very affordable. The complex is pet-friendly and has a nice gym space and decent pool. It's also very close to a lightrail stop, a Walgreens, and other places to run errands on Central ave. We've had some issues with loud neighbors that seems to be due to structural issues of very thin floors/ceilings and walls. You can hear people anytime they walk above you, and can definitely hear the bass of music even if the volume is low. This led to an ongoing issue with our neighbors that our office did a terrible job of handling and they refused to help with at all. We tried to work with them several times to resolve the problem, and management said they would take steps that they didn't go through with. The situation ended in them giving us an eviction notice out of the blue. After meeting with them, they said that it was just to "bring things to a head" and "quickly get to the bottom of it" and that they did not intend to evict us. The whole thing was frustrating and unnecessarily stressful, as we tried to work with them the whole time. If the management were different and the insulation/structure was better, this would be be the perfect apartment.

Parc Midtown

Relatively new apt complex with high ceilings, modern appliances, pretty finishes. Really close to lightrail stop (Indian School & Central) which makes it a great choice for ASU Law students without cars/who don't want to pay for parking on campus. Also close to a huge public park with fishing, basketball and sand volleyball courts, two dog parks, etc. Vibrant, interesting area that is in the process of gentrifying. Complex just installed security cameras and entire complex is gated so pretty safe!
