Perfectly Adequate

If you value being economical while in school and having a clean but modest environment where you can fall asleep and live, this is your place. I've had no problems here. Room is nice. Building and hallways are ickier than the rooms themselves. I wish it looked nicer, had more space, didn't smell like mucus in the stairwell, and I wish I had a dishwasher.

But I wish for a lot of things, and none of the things I wish for are worth the increased price at this time in my life. Like I said, once you walk up the stairwell into your room, it's clean & you have everything you need.

Good price, good location (Ludlow and Clifton Gaslight is a wonderful region with many great restaurants)

Maintenance comes very quick to fix things and I've only needed two minor things fixed in my year and a half at the location.

A safe choice in a safe area when you are on a budget.

Decent, worth looking at

I enjoy living here. It’s had some major bumps like the pool not being maintained, the elevator going down for several months (for remodeling after months of random shut downs/issues). Laundry is through a money card which can only be refilled through the rental office which has been opening less frequently recently. That said, rental office and maintenance staff are very responsive to issues and do their best to help. The AC/Heat in most places are hotel unit style, so you don’t lose a window and it’s more energy efficient. Parking and pets are an additional cost in your rent and all included utilities are a flat 45$ on the base rent. Potential renters should know the base rents on the website are wrong. Base rent for a 1 bed/ba is $780/mo but you are required (as far as I know) to use their utilities so base is really $825/mo.

Advantages

I am very happy with my apartment complex. The management and staff are very friendly and always on top of things when issues arise. Maintenance is also great at quickly and efficiently solving problems. It is a very quiet area and I always feel safe here. I don't like street parking so it is very convenient for me that there are parking lots outside of each complex and you receive a covered parking spot included in your rent. I don't drive to school, I walk down the road and take the Metro every day. It is very convenient. Overall, I am satisfied with my choice to live here.

A Fine, Clean, Comfortable, Modest, Economical Choice

The Cliffs is a deal. 2 miles from campus, clean and orderly, especially within the apartments. The stairwell is kind of ugly. Not luxury. But great for two UC students wanted to spend less than $600/month on rent and utilities, while having a breathable, comfortable place to live. Management is kind and responsive. You're close to a lot of really great restaurants and Ludlow and less than a five-minute walk from Dusmesh, a fine Indian restaurant. I like my home here.

Advantages

My neighbors are friendly, the staff in the leasing office are kind and helpful, and it is a short bus ride to campus.

Solid Place to Live

I like the location. It is right off a bus line and just down the road from restaurant and stores on either side (Ludow and northside 20 min walking; 3 min drive). The community is a good mix of students and families. It has private, covered parking as part if the rent costs. There is a fix rate for utilities ($45 included in your rent- water, trash, sewage, heat).

The property company is not super well organized and I needed to keep an eye on them for the first two months (they lost my first rent check and tried to tell me one of my lease terms was different than was written. Also, prior to my move in, they had me sign forms that didn’t apply to me - pet form and balcony form). I recommend protesting things you don’t agree with and be willing to self-advocate.
The front desk person (Iris) and the maintenance folks are much more on top of things than the property managers.

The apartment is not super updated but it’s clean, spacious, and has (coin) laundry on every floor. They also have recycling (but only one bin for all the buildings).
