No respect for residents

This condo is the worst possible to live in. Dirty, abandoned, trees fall and they never remove. Hole on the ground harm your car. Your bike will be stolen from the bike rack with locker, and if you buy a second one, it will be stolen also. Roaches abound. The swimming pool is always green, horrible. The deliveries (your packages) are not delivered to you, but to a parcel pending room full of lockers that drivers never use. My packages were stolen 5 times. You request to see the cameras and the office says that they only serve the owners to check if the residents are damaging their property. They do not care if you were damaged. It is not their responsibility to provide you security, even though you pay for it.

They also charge you a deposit. Later, at the moment you leave, they say you did not pay any deposit. In fact, they do not provide you any receipt so you cannot prove you paid.

If you leave 15 days earlier than the lease ends, you will have to pay a $914. fine.

The Bradshaw / Tiger Manor is the worst place to live in Baton Rouge.

Close to campus, fair price, good quality

BRADSHAW APARTMENTS IS IN A SHORT WALKING DISTANCE TO CAMPUS. IT IS ALSO ADJACENT TO THE LAKE. THERE ARE PLENTY OF FAST-FOODS AROUND. IT IS GATED AND HAS GYM AND TWO SWIMMING POOLS. THE PRICE IS FAIR AND THE QUALITY IS GOOD. THE NEIGHBORHOOD IS FAIRLY SAFE.

THERE ARE NOT MUCH NEGATIVE POINTS THAT I CAN MENTION, BUT FOR THE SAKE OF COMPLETENESS, I WRITE SOME OF THE ISSUES I HAVE FACED:

1) RECENTLY THE MAINTENANCE ISSUES HAVE NOT BEEN ADDRESSED VERY QUICKLY FOR SOME OF THE RESIDENTS, BUT I IMAGINE IT IS PARTIALLY RELATED TO PANDEMIC.

2) RECENTLY MANY OF THE RESIDENTS, BUT MAYBE NOT THE MAJORITY THOUGH, DON’T CLEAN AFTER THEIR PETS, EVEN THOUGH THE MANAGER ASKS THE RESIDENTS FREQUENTLY TO BE COMPLIANT TO THE RULES. THIS ISSUE IS NOT TOO BAD.

3) THERE IS NO RECYCLING.

Good unit bad management

The management is terrible. The price is reasonable and it's close to campus. It's safe and next to the lakes, which is also very convenient. No garden and the communal areas are full of pet poop, because people don't clean up after themselves. If you don't have a pet, don't come here.

Average place

The apartment location is good and is gated. However, the management is inefficient. Our A/C is not working for the past 2 months. In spite of notifying the management multiple times, no action has been taken.

Cheap and quiet

Bradshaw apartments had good reviews on websites, like couple of years back, but after management changed several issues come to the surface. They say due to COVID they decreased the rent, but I do not know that would stay this way. There are several buildings with unit options, but they offered us limited number of unit options (if you are in hurry to move in like we were).

Just make sure you tradeoff between independent houses and these company owed ones. Each one has its strength and weak points. If you can ask someone to give you ride if you don't own a car (like we did not) you can visit many options before choosing one. Be careful to not end up in doubt turmoil of not choosing anything.

It's not the best

So, the biggest pro for these apartments is the price. It's cheap. Like ridiculously cheap. It's also really close to LSU (in walking distance). It is on the bus route, but the buses are unreliable.

As for the cons: management is horrific. Everyone you talk to in the front office will tell you something different. I added someone to my lease a few months ago, and the manager said all we had to do was sign the lease when she gets here. When we go to sign the lease, they tell us that we can't just sign the lease (which is what I expected), and they needed an updated expected income from both of us. We provide it. Wait weeks. Then we finally are able to sign the lease after calling repeatedly. A few months later, my roommate needed a copy of her lease, so she went to the office. Even though her and I signed an updated lease, they told her it doesn't count because they forgot to do a background check on her. Honestly, who knows if she's even on the lease at this point.

Maintenance is great, but management has adopted an antiquated system. Therefore, at best, it'll take months to get anything fixed. Management also has decided to start hiring third parties to do some maintenance tasks, which is fine, but they don't tell you when the people will come. These third party companies don't have a key, so they need you to be home the whole time they're working on anything. Considering it takes months to get anything fixed, it's impossible to know when they're coming.

Management also has their priorities out of order. Besides personal maintenance needs, the property needs some TLC (potholes, fence falling down, confusing parking lot, dog feces everywhere), but instead, they're buying pool and gym equipment, which were in good condition before. It's ironic that they bought both gym and pool equipment and not anything else considering the pool water is green and the gym is closed.

Further, they have a package room that shipping services can place your mail in a locker, which sounds amazing. But, the lockers no longer work and packages are placed on the floor. I'm no longer able to have anything shipped to my apartment because someone keeps stealing packages. I had a $300 package stolen.

Overall, it's cheap and close to LSU. But, management needs major improvement.

Terrible management and maintenance service

Being close to school, Chimmes and CVS, the Bradshaw has a very good location. It has also access to the LSU transit route. The complex is also safe and the neighbors are nice.

However, the management is terrible. The pool is dirty and the gym is most of the time closed. the maintenance service is not quick at all.

It used to be a lot better.

Overall, because of its location and clean renovated apartments, I still choose to live here.

Stay Away

Management is terrible, apartments are very loud, complex is not safe, thefts happen regularly, maintenance issues take months to be addressed, complex has a cockroach problem

All complexes have major issues

Be advised. This gets a 4/10 because I know there are worse places. Every major complex has major issues. Every one. It's generally the luck of the draw for your particular unit and building.

Pros: Good space for size.

Building #2 is the most recently renovated and thus less pest issues. I never had pest problems here.

Location

Cons: Management doesn't care at all. AT ALL.

Was much better when it was called Tiger Manor.

I had a leak from the outside wall that I reported 5 times and nothing was done. There's now mold growing behind the wall.

Thin walls.

Maintinance never cleans up dog poo or consistently provide bags at stations, so it's everywhere.

Amenities are never open.

They sent a notice today saying the gym is closed until further notice.

They never clean the pool, so it attracts mosquitos.

Year one I liked living here, then the management switched and everything went down hill. Year two not at all.

Terrible management; nice location

Tiger Manor became The Bradshaw last year, and it has gone downhill since then. Management is extremely rude and unresponsive to legitimate issues, such as all of the laundry machines for two BUILDINGS being down for over a week. (My best guess is they did not pay their own electric bill. They never gave an explanation, an apology, or alternative solutions). There are gates, but they frequently are out of order. My bike tire was stolen. Bring your bike inside if you move in. Packages are frequently stolen, and the package room is a hot mess. Get your packages delivered to a better address if you can. There is a pool, but it is poorly maintained. There is also a gym; it's fine. The location is good, very close to campus at the North Gates and to the LSU Lakes. They seem to have lost maintenance staff, and no one has responded to issues like a leaky dishwasher. It took weeks to get someone to come fix a leaking AC unit as well. There are some units that are privately owned. If you can live there and not deal directly with The Bradshaw, you would be better off.
