Good for Your First Year

I wanted to live alone for my first year because I knew that if I lived with roommates, I would be very distracted. This apartment complex has a lot of bad reviews online, but most are from when they had old management and it has improved a lot since then. They are renovating throughout the complex, and they just opened the newly renovated gym. I have enjoyed my experience here, although I do wish that it were in a better part of town. There have been no issues though. I also wish that management was more responsive, but they get back to you eventually. I think it is a great place for your first year, and it in inexpensive especially if you have roommates.

Cheap and walking distance to LSU

The title has some of the good qualities- competitive prices and within walking distance to LSU. There are also a few good restaurants nearby, and the lakes are close which perfect for a mind clearing stroll or jog. The sometimes have money saving deals like 2 free months of rent when you sign in July or renewal raffles. Lastly, they do have a small gym, are dog friendly, and have valet trash pickup.

Alternatively, this place is under new management. (It used to be Tiger Manor.) I've seen the prices increase to about $900 for a 1BR1BA, but since the pandemic, I think the prices are once again competitive at $600 and a 2BR1BA at $700. More budget friendly, but buyer beware. Some buildings don't have in unit washers and dyers, despite what the layout says. Some units are not up to date, which may contribute to a low price.

Here's what you came to know- the bad. I'll only speak on my experience with the new management. It's pretty bad.

1. The electricity is...not wired well. Depending on your building, the power goes out about 4 times a year. It is usually only for a few hours, but the worst it got was 3 days. Also, some units don't have light fixtures and you have to purchase floor lamps.

2. Management (including maintenance) is bad. Everyone in the office is either lying or doesn't know what they're doing. Sometimes it's both. I've been lied to almost every time I've talked to someone at that office. And they're performative about it. For instance if they say something like, "let me send an email about that right now!" They probably weren't even at the computer. (And no, the bus stop isn't very close and don't rely on the Tiger Trails.)

If you have an issue, it could take maintenance up to 3 weeks to come by and they will not make an appointment, announce themselves, or call ahead. So, only shower after 5:30p on weekdays if you need help because they'll just bust in. Also, maintenance is very nosy and very rude.

3. Communication is tragically poor. Once, they replaced the dumpsters and didn't say anything at all to residents. Instead we were updated about the gym renovation 3 times during the ordeal. We were without a dumpster in sight for 2 weeks, and my building didn't have one for about 6 weeks.

4. They did not pay their light bill recently. This means the community washer and dryers I mentioned earlier didn't work for over a week. No communication to residents until day 6.

5. Unfortunately, immediately after that incident there was a "technical error" and they charged residents 3 months rent instead of one. Everyone on autopay was screwed.

TL;DR: if you need to stay here because you are either on a budget or don't have reliable transportation, this place is on a short list of decent options. But don't get played. Ask too many questions. Keep to yourself.

The Bradshaw

I lived here for two years now. love it. Rent is affordable and it's very close to LSU Law Center (walking distance). The complex is a little older but has been renovated.

Horrible at fixing problems. Also, lots of crime that’s not taken care of.

The place is old, the stairways are showing their age, and maintenance is not particularly quick here. There were even several minor issues that we had when first moving in that did not get fixed until a month or so of living at the apartment. The apartment is however incredibly close to the heart of campus. Make sure you check out your specific floor plan in person before you sign, my roommates and I saw a 2/2, but ended up moving into a 3/2 and we were very surprised how much smaller two of the rooms were.

Do not live here, under any circumstances, even if it means sleeping in a van down by the river.

The management is terrible and does nothing to try and help tenants when there are issues. I had a bug infestation, due to neighbors leaving their apartment trashed when they moved out, and management did nothing to stop the issue. There is always trash throughout the complex, despite having on site maintenance and staff. If you have any issues that need to be repaired, management will not fix them.
