It's fine.
I live in an unrenovated unit, and it's fine, just expensive for what it is. There have been a lot of maintenance issues - they used to be taken care of quite quickly, but then the complex changed management and things are now dealt with very slowly, if at all. Pest control comes every three months. I haven't had issues with safety or noise, beyond normal college-town-apartment-adjacent issues.

Good price, close to campus
For the price, the apartment is clean and close to campus (5 min drive)

Air Conditioning Unit Failure
Staff is kind but unreliable in terms of communication and follow through.
Upon move-in there were tons of issues including not having fire detectors.
Soon after the Air Conditioner went out, it is now nearing winter and has yet to be fixed.

TERRIBLE MANAGEMENT COMPANY
The management was awful. Upon move-in there were many items that needed to be fixed and management was reluctant to do so. They also never salted walkways or cared for trees/plants making it a dangerous place to be.

A great environment especially for graduate students
A quiet environment with friendly neighbors and very close to the KU campus (little less than a 10 minute drive). Management is kind to the tenants and all apartments are currently being remodeled on the inside and outside. The management cares about the upkeep of the environment as well as the apartments themselves. Very great space for dogs to live as there is a lot of grass area outside.

Good, if you haven't a high expectation
I have lived in this apartment for 3 years with my partner and a kid (two years old). Here are some good things about this apartment:
1) it is very close to Hy-Vee, so it is extremely convenient for grocery shopping.
2) it is very close to a bus stop, so you can take a bus (29) to go to class.
3) I think it is a safe and quiet place. I don't have any safety-related issues here.
Here are some not so great things about this apartment:
1) it is a relatively old apartment, so if you want a fancy place, you would be disappointed.
2) Since it is an old apartment, the windows are a bit shaken(?). I mean, when it's very windy, the windows make a bit of noise. (In my home country, I have never experienced this sort of thing).

overall, good
About 2-3 years ago, Greens switched property managers and it's been great. Manny is very attentive and quick to fix problems. He also brings in little things for residents - like a coffee truck every so often or the shaved ice truck or the easter bunny - as treats, which is a nice perk. My 2-bedroom apartment is more spacious than a lot of my friend's apartments. I also get a lot of natural light! I've had issues with my AC & heater (I think its broken every year) but it's always fixed ASAP and I suspect they will put in a new one as soon as I leave (I've lived here 7 years). They are also slowly updating apartments as residents move, so chances are you'd have a slightly more updated apt than me!
Finally location: there are not a lot of undergrads here - it's mostly young adults and a few families. It's within walking distance of Hyvee and 23rd street brewery and about a 10-15 minute drive to anything else in Lawrence, including campus, downtown, and the Target/movie theatre area.

Overall good place to live
I have had a good experience here-- they are pet friendly and we have multiple pets. Communication with management about maintenance was poor and often not reliable. We really enjoyed our balcony and it is also really close to campus. There are more families than students living here so it is fairly quiet but cars coming down watergate and crossford are loud.
