Birchwood Gardens Apartments

-allows pets with a deposit -very close to campus -close to mass street -across from a grocery store -cheap rent -not a rowdy complex -walls are pretty thin and can usually hear neighbors -bikes constantly get stolen

Located very near to campus and hardly a 15 min walk. I would recommend it to anyone going to KU

birchwood gardens apartments are probably the least expensive apartments in town. Only a block or two away from Dillon's grocery store and about a mile from campus, this location is great for grad students. The apartments are typically not noisy which allows residents to get undisturbed sleep and enjoy their stay. You will need to get some quarters for your laundry, and the apartments are a bit small and out of date, but you can't beat what you are getting for the price.

Lived for four years with great management that always responded promptly to maintenance requests. Came under new management recently so I cannot vouch for continued quality necessarily, but so far nothing much has changed.

The management company for the apartment complex recently changed.

Positives:

- rent can be paid online

- maintenance requests can be made and managed online

- washer/dryer machines on site

Negatives:

- maintenance of the common areas is not efficient (it will get done, but it takes some time)

- contract indicates that pest control is the responsibility of the tenant (they will not be conducting regular pest control in the common areas and there are lots of trees and grass in the complex)
