No AC and management ignores you

My boyfriend and I have been living without AC since the evening of July 10. (We aren’t the only ones, as you can see in previous reviews) We were told it would take one week to fix because a part needed to be ordered. Portable units were installed (the windows open sideways, rather than vertically so they are limited with what kind of portable units could be used). Unfortunately, these units do not work to cool the apartment. They only make the apartment about 5 degrees cooler than outside temperatures. As we work from home, and as there has been a heatwave with multiple heat advisory warnings, and as it is the hottest month of the year, this wasn’t acceptable.

A week went by and no one came to fix it. Then I was told it would be one more week. One more week went by and we were told we had to wait another week. The new date we have is August 1, over 3 weeks since the AC initially went out. I emailed the property manager, and she has not emailed me back in days. I emailed her about possibly solutions like installing more or better portable units that actually work, being able to hire our own HVAC technician, or being given access to a model unit. No reply in 72 hours.

Yesterday my boyfriend spent the day throwing up due to being in the heat for such a prolonged period of time. He is type 1 diabetic and his blood sugar rose to 369. I reached out again and let her know that my boyfriend is very sick and asked again for help from her. It’s been over 24 hours and no reply back.

I also reached out to maintenance yesterday. They said they spoke to the VP of property management and that she was aware of the situation and would be calling me the following day. She never called. They don’t care that it is 90 degrees in our apartment and they don’t care about our health or well being. They only care that our rent is in on time.

Speaking of rent, we are paying very high prices for this horrible living condition and the unresponsiveness of management. Being without AC for 2 and a half weeks already, (at least 3 weeks or 75 percent of the month by the time this is all said and done) means we are not receiving the value we are paying for. There’s nothing luxurious about no ac for 3 weeks in July. Especially when you take into account the health impacts, the loss of productivity with our remote work, the stress, the additional costs we’ve been paying to eat out so we could escape the heat for a little bit and also it’s too hot in there to be cooking.

Additionally, we pay $30 a month for events that no longer occur. When we first moved in year ago, property management was excellent, events were held monthly (which they should considering we pay for it), and issues were addressed promptly. Susie and shanira were excellent. There has been a lot of turn over and the building has gone downhill.

Any positive reviews I would be skeptical of because management often gives incentives or the ability to enter a raffle to win a prize if you write a positive review. Other people in past reviews have mentioned this as well.

The building was built poorly. The walls are thin, the dryer takes 2 cycles to fully dry clothes, they used cheap paint in the bathroom that gets stained if water gets on it (it’s a bathroom so of course that happens), and an AC in a 6 year old building breaks and takes weeks on end to repair. There are only a few spaces for guest parking for the whole building. The only reason a 6 year old ac should break this badly is if it were installed poorly or not properly maintained.

The emergency maintenance line often does not answer, and the mailbox is full, which is a huge safety concern.

I didn’t want to make this, but the fact that management has been unresponsive and unhelpful forced my hand.

Worth the money for the location and amenities

My wife and I have really enjoyed our time here at Luxor. The place is pretty well maintained and cleaned often by the staff which was a big step up from our previous apartment in Manayunk. The building is new so all the appliances are new and it's a modern looking building with great amenities that we've taken advantage, though the pool is a little small and gets crowded fast. We personally like the location and feel safe and it's relatively quiet compared to living right off Main Street in Manayunk which has been a nice change of pace, though it's a little removed from the restaurant scene that we do miss. The biggest issue is the walls being a bit thin so you will often hear your neighbors' conversations, footsteps above, and conversations from outside your door in the hallway – typical apartment living. Management is pretty communicative and nice so overall we would recommend living here to others.
