Only small issues

The only truly negative experience I have had with the apartment is that during the winter storms, they aren’t as keen on getting the sidewalks and roads in a condition that is suitable for driving and walking. The response time was less than desirable, and it took the company 6 days to fix the problem, when it took about 3 days in other places. There are older individuals that live here that need solid pathways with ice melt. That’s my only complaint. I do enjoy living here overall. It is clean, maintenance response times are fast and efficient, and the residents that live here are all properly vetted. It is a nice, quiet community over here in the studios.

Not the Greatest

I've lived in this apartment for two years now and I can say for a fact, it's not the greatest apartment to live in. While it is on a bus route that goes straight to campus and has several restaurants and grocery stores nearby, the apartment itself is in questionable conditions. Numerous doors in the apartment are difficult to open or have completely come off their railing system. The ability to keep the place cool is exceedingly difficult, even after taking every step to help minimize sun impacts on the temperature. It takes numerous calls to apartment maintenance to get issues properly repaired and sometimes it feels like they don't take your requests seriously unless you enter them numerous times. There is very little care from the property company to actually update the apartments so that they match how much they want to charge. While I pay $485 a month on rent (as I've been lucky to only have my rent go up ten dollars while living here) any newcomer to the complex will have to pay $525 to live in the same apartment as I do. Utilities and Internet are billed to you through the apartment complex (separately from your rent), so you have no choice as to what plan you have. Internet has frequent problems with connectivity. There are only 4 washer and dryer units for the entire 2, 3, and 4 bedroom complex (studios have their own laundry area separate from the multi-room units but likely have the same minimal laundry units for all apartments). They won't properly clean paths after a snowfall, so keep a shovel and ice melt handy if it snows to create a safer path to your staircase.
However, I have not had any safety issues in the entire time I have lived here nor have I experienced anyone messing with my vehicle. There is no on-site security, this just happens to be a quiet neighborhood.

Old building, good management

Everyone in the office and maintenance seem to genuinely care about the people living here which is something I've not experienced other places. Any issue I've had they are quick to at least take a look at and if it's going to take awhile they let me know. Building shows it's age though.

Some Good, Some Bad

My experience with Orchard Corners so far has had it's ups and downs. There has been continuous issues with the AC unit since moving in that has created an awful room environment as the bedrooms struggle to stay cool in any way, shape, or form. While the management and maintenance are extremely responsive, they're more than willing to do everything extremely half-assed each time they "fix" something, typically leading to another maintenance request having to be entered. In the apartment I live in at least, is not up to fire code as there is no fire suppression system within the building nor any alarm system beyond standard fire alarms. There is also no kind of storm shelter within the complex in the event of severe weather. However, the apartment complex is right on the bus route for the 12, 10, and 5 buses and is really close to campus without being on campus. There is also several restaurants in the strip malls around the complex as well as a butcher shop, gas station, pharmacy, and a small market for any quick needs a person may need to cover. It's also relatively close to Hy-Vee and it's easy to get to the Dillions and Walmart on 6th Street.
There are good things and bad things about the apartment, it just depends on what is right for you and what you can afford.

Affordable and close to campus

It's been good so far. I know two of my roommates who are my friends. I have been lucky that's all. I know someone who had really bad experiences.
