Safe, quiet, close to city life

Quiet suburban neighborhood. There is a gym and a pool at the apartment. Designed to look like town homes, so only 3 floors. Friendly and quiet neighbors. Germantown Ave is 0.5 miles away and is lined with restaurants, shops, things to do. There are annual street festivals. Wonderful place to live. Regional rail is across the street.

Pricey, inconsistent maintenance, but safe & close to the train

We pay between $1300-1500 a month for a decent living space for a couple with pets. The apartment itself is reasonably priced for the area at around $1150, but the major expense is utilities. All utilities are split among all residents -- it's not based on consumption, so there's nothing you can do to keep the costs down. It can be quite pricey. Maintenance is responsive to major issues but blows off smaller issues. Nonstop cosmetic renovations on the property means lots of construction noise at random times with no warning. Very close to the Chestnut Hill East line which gets to Temple main campus in less than half an hour. Walking distance to Germantown Ave for shopping and restaurants. Family friendly, safe area. Small dog parks, gym, pool on site.

Some good, some bad

The pool is great, the fitness room is small but pretty good. They have a billiards room and little movie theater room you can play your own movies from which is very nice. Management isn't very responsive though - they don't pick up the phone or follow up on e-mail very well. There was a mouse in my apartment the other day. In summary, the apartments are okay for the price, but not as nice as management makes them out to be.

Quite spacious for the price, but lots of little bothers

Love the space we have, 830 sqft, for a couple. We've got our master bedroom, a mini hallway, a big storage closet, a "den" (how cool??), a kitchen, and a living room. Overall, a great amount of space for two people. However, not having in-unit laundry is quite the let down, and there's an odd but not exactly unpleasant smell in our unit. Being below ground, it is always cool, which is an amazing blessing in these summer months. The covers of the heating on the floor are no stable at all and fall off at the slightest bump of a broom and the water pressure in the shower is not great. But having that extra den space is great for office or small guest room use, and we have an accessible gym and good-sized pool, as well as a mini home movie theater to bring your own movies and a pool table room. Great amenities, decent apartment, management service is on and off. Sometimes amazingly timely and receptive, otherwise won't return calls for days and no apology.

Great Place.

I've been here two years now, and I'm glad I decided to rent here. This area of the city is quiet and pleasant and there is a lot of land to enjoy in a beautiful sunny day. The property management team is great. They are considerate and quick to replay and repair.
