Emerald rented us 500 sq ft of ADA challenging space when we missed a section 8 deadline and had to move from polk plaza after roof repair raised rent. We purchased ac we're allowed to use from may to September. No recycling; dumpster often ful.

Plagued By crime
These apartments are plagued by criminal elements. Camps of bike thieves and drug dealers are constantly set up at the sidewalk and many times actually on the property, such as the tent set up inside the fence now. The majority of homeless are harmless but these are not what we get here. Management seems ok with this and does little to remove them.

Appropriate rent for conditions
Apartment is basic, but reasonably sized for one person and a pet. No air conditioning. Occasional sewage backup into bathtub. Neighborhood is not great and there are frequently people digging through dumpster or altercations outside. Management is extremely difficult to reach even in emergency situations and very poor at communicating. Good location - roughly 15 minutes drive from most of Eugene/Springfield. Very little sunlight on bottom floors. Occasional roach problems but management has dealt with it quickly before. Not safe for package deliveries or mail that is larger than a letterbox.
