Renters Beware!
Location is the only real benefit to living here. The Asst. Manager is a Type-A personality who comes off as argumentative all the time. Cross her and she is vindictive. Heaven forbid that you get notified that a package was delivered and you have to ask her to retrieve it! She won't look carefully, and will then tell you that the carrier is the problem. You're left feeling helpless even though you know the package is in the office. You will pay high rent and they don't think package service is their responsibility. The other office girls are great; however, you will NEVER see the actual property manager, as that stealthy figure hides away in a secure bunker. Maintenance doesn’t clean the hallway or stairwells. Human feces are still stuck to the wall in stairwell 12, first floor landing, even though I complained about it in person and emailed them. Be prepared to step over and around vomit, human and dog urine, and feces as they are a common obstacle of the hallways and stairs. Noise from Mockingbird Station and the roadway is loud. Neighbors are inconsiderate and will sit on your car in the parking garage. Reserved parking means nothing as towing is left to you to enforce yourself. I lived there for over six years and it just got worse. Renters beware!

Walking distance to Campus and Downtown
Apartment complex is not the cleanest on the outside but are great on the inside of the rental. For a student at SMU this place is perfect. It is on the low end of rent but still has great amenities for what one is looking for. Provides a pool and workout space. Most importantly it is walking distance to SMU campus. Katy Trail runs next to it and perfect location to lower greenville, downtown and a few college bars/strip up the street withen walking distance. Pretty quiet place as far as tennants go.

A fine experience
There have been issues here and there. Our microwave fell off the wall breaking the glass stove, our washer broke, and one of our shower had mildew. Maintenance did their best to fix these things but it was inconvenient. Our neighbors above us are very noisy in the middle of the night and I have found lizards in the apartment. There is often dog poop in the halls or stairwells. Rent is very expensive for the apartment only being average. I would not live here again unless rent goes down.

My experience was great. The only complaint I had was that they were in the middle of a management change and a mail system change, so sometimes there were logistical problems, including mail being misplaced. However, all problems were eventually solved. It just took while sometimes.

Location!
Fantastic location. Centrally located to SMU campus and SMU boulevard. Many restaurant options close and a Kroger in the parking lot. Easy access to 75. Plus, only 3 miles to downtown.
It has a couple of pools and an average gym amenities-wise, but nothing special. Apartments are older, but updated. Tons of storage and good sized rooms and closets.
Really solid management and maintenance. I have never had a problem getting things fixed or working with management on issues.

The location is perfect. Less than a 5-minute walking distance from DART Mockingbird/SMU Station for buses and rail, Mockingbird shops, Kroger, walking/biking trail, and the list goes on. It is also ideal for being close to campus for class or any event. These apartments have lofts that are comparably cheaper than other lofts in the city. There is a combination of students (mainly undergrad), working professionals, and families that live here. Unfortunately, the quality is on the lower end because the building is older and the upkeep of amenities could be better. For example, the dog parks often smell, the gates to the garage, and cardio equipment in the gym need repairs frequently, and the TVs on the sky deck never work.
The management staff are nice but sometimes don't relay the same information so it's best to cross-check with more than one person and track who you speak to.

Location!
Overall, a really good property. Tons of storage space and pretty good amenities. Best part is the location. 1 mile drive or 25 minute walk to campus. Short walk from SMU Blvd. Quick drive to Lower Greenville. Only a couple miles from downtown.

Fine for the price
Move in is tough due to the layout of the building and small doorways. The hallways are a bit dirty (I haven't seem them cleaned yet). The price is excellent for the location close to campus and my apartment is very well maintained and I really enjoy it. Don't like paying for "valet trash" and having to set up my own utilities.
