A fine experience

There have been issues here and there. Our microwave fell off the wall breaking the glass stove, our washer broke, and one of our shower had mildew. Maintenance did their best to fix these things but it was inconvenient. Our neighbors above us are very noisy in the middle of the night and I have found lizards in the apartment. There is often dog poop in the halls or stairwells. Rent is very expensive for the apartment only being average. I would not live here again unless rent goes down.

My experience was great. The only complaint I had was that they were in the middle of a management change and a mail system change, so sometimes there were logistical problems, including mail being misplaced. However, all problems were eventually solved. It just took while sometimes.

5 Mockingbird

The location is perfect. Less than a 5-minute walking distance from DART Mockingbird/SMU Station for buses and rail, Mockingbird shops, Kroger, walking/biking trail, and the list goes on. It is also ideal for being close to campus for class or any event. These apartments have lofts that are comparably cheaper than other lofts in the city. There is a combination of students (mainly undergrad), working professionals, and families that live here. Unfortunately, the quality is on the lower end because the building is older and the upkeep of amenities could be better. For example, the dog parks often smell, the gates to the garage, and cardio equipment in the gym need repairs frequently, and the TVs on the sky deck never work.

The management staff are nice but sometimes don't relay the same information so it's best to cross-check with more than one person and track who you speak to.

Location!

Fantastic location. Centrally located to SMU campus and SMU boulevard. Many restaurant options close and a Kroger in the parking lot. Easy access to 75. Plus, only 3 miles to downtown.

It has a couple of pools and an average gym amenities-wise, but nothing special. Apartments are older, but updated. Tons of storage and good sized rooms and closets.

Really solid management and maintenance. I have never had a problem getting things fixed or working with management on issues.

Location!

Overall, a really good property. Tons of storage space and pretty good amenities. Best part is the location. 1 mile drive or 25 minute walk to campus. Short walk from SMU Blvd. Quick drive to Lower Greenville. Only a couple miles from downtown.

Urban Loft

Safe and close, you never have to worry getting to school. The high ceilings makes the room feel bigger.

Fine for the price

Move in is tough due to the layout of the building and small doorways. The hallways are a bit dirty (I haven't seem them cleaned yet). The price is excellent for the location close to campus and my apartment is very well maintained and I really enjoy it. Don't like paying for "valet trash" and having to set up my own utilities.

Location sells it

Its right next to Kroger and is less than a mile from SMU. That is the only reason I'm living here, constraint being, I don't drive.

Decent apartment

The apartment is acceptable to live in. The interior is refurbished in 2017 but the apartment itself is old. The current management is not doing a good job with maintainence but is very responsive.

The neighborhood is great. I feel very safe walking alone around the apartment, in the grocery store, and at restaurants nearby.
Super close to SMU, lots of accessible restaurants, stores, gas stations, etc. Easy access to the freeway.
There are a ton of shops and restaurants within walking distance which is great, but there are also a lot of homeless people and some wild stuff going on at night. My boyfriend works the night shift at 7/11 and always comes home with the craziest stories. During the day I would say I love the neighborhood.
The neighborhood is pretty commercial, so it’s not very peaceful…. But lots of good stuff is located very close by or right next to the building (gym/grocery)
Nice, family- and pet-friendly neighborhood. Glencoe Park is right in front of the apartment complex, so there are many families, elderly people, runners, cyclists, dogs, and dog owners walking about the neighborhood. Great area!
Apartments in Old East Dallas are close enough to Uptown and Knox Henderson that you get the city vibe without the city prices. Check out Jimmy's Food Store - an Italian grocery store with THE BEST sandwiches and cannolis!
The vast majority of the tenants are working professionals. I've never seen kids in the complex, and being in my mid-twenties I feel on the young side of the tenants. I've never had unpleasant interactions with the other tenants, everyone keeps to themselves. The complex is close to Skillman and Lovers, so there is plenty of street noise, sirens, etc. but it hasn't been a big bother. It does feel tucked away and not like we're living right on top of a busy street.
The neighborhood is mid-gentrification. There are areas that have been completely gentrified and areas that have yet to be touched. It is definitely a diverse area with a lot of cool restaurants.
