Great Cheap 2 bedroom option
We are a family of three, and for 2 bedroom one bathroom, it is a great cheap option. Rent is 750$ and a 30$ flat rate for water and gas. Electricity and internet are separate charges. The heating and central air work great, but they can drive up the cost of the electricity bill. The internet is WTC fiber. and it is already set up so you just need to sign up for a plan online. Our unit also has in-unit washer and dryer. The spin cycle on the washer is very loud, and you can barely hear anything in the apartment while it is running. Our unit has a dishwasher. There is also parking on both sides of the building. There is not a ton of storage space, but the living room is spacious and the bedrooms can easily fit a queen size mattress, desk, and dressers. Management has been helpful and responsive, our fridge broke and we were able to replace it within a week of us sending a repair request. The water heater is not very large, so hot water does not last very long. It is a little old and it shows, but overall, we have been very happy with this apartment so far.

Walking distance to Bluemont Hall, affordable, w/laundry
Maintenance problems always get resolved quickly. Allowed up to 2 pets (35 lbs each). In-unit laundry. I love that I can walk to school, and can save money on a parking pass. It’s also only a couple blocks from Aggieville if you like to go out.

Close to everything
Great location within walking distance to Aggieville and campus. In-unit laundry provided, and up to 2 pets allowed. On occasion, it can get rowdy with undergrads and Aggieville nearby, but many of the actual tenants are respectful. The windows get re-sealed almost every year, yet still leak water if it rains hard enough. Also, in the winter, you may want to seal windows or put blankets over them as the building doesn’t hold heat as well.

Spacious for Aggieville & Good Property Company
Maintenance + Property Company:
I've lived here for the past three years and have never had issues with the management company. They responded quickly and professionally to maintenance issues. We have had little maintenance issues (e.g., fixing light plugins) all the way up to severe maintenance (e.g., redid our entire plumbing system). Severe maintenance was addressed ASAP. The minor ones were addressed within a day or two.
Living Room/Kitchen Amenities:
Our apartment set up is spacious for how close we live to Aggieville. The living room can fit a full sized couch and a two-seater couch. The kitchen has space for a table, but it will need to be a small one. The kitchen has your basic appliances, but you will need to buy your own microwave. The pantry is spacious and has good shelves.
Bedroom Amenities:
Both bedrooms can fit a king-sized bed. One bedroom is slightly bigger than the other, so it can fit two dressers and nightstands. It still has more space for things, too. The closet can fit wardrobes for two people, but it is a tight fit for couples, depending on how many clothes they own. The second bedroom is slightly smaller (but still relatively spacious) and can fit a king-sized bed with walk room around it. The closet is the same size as the other bedroom, so no issues with fitting clothes.
Other Amenities:
The apartment comes with an in-unit washer and dryer, but it is not full-sized. That's the only downside, but you can fit normal bed sheets and comforters. There is also a garbage disposal and dishwasher in the kitchen.

Great for Single Couples with Pets!
Likes:
- Large windows, which is good for basement living! The windows cover the majority of one wall. We can have plants and lots of sunlight.
- GREAT maintenance. They answer requests within 24 hours. In my experience, they have answered and solved issues within two hours of me reporting the issue.
- Spacious living room. I enjoy having a large living room for dinner parties. It's really nice.
- Spacious pantry! I haven't seen a unit with a pantry this big. I love using it for storage and groceries.
- They have electric stoves, too, which are very easy to clean and manage.
- Nice, big tub! I have never seen an apartment have this nice of a tub.
- Lots of closet space
- They are VERY pet-friendly. You are allowed to have up to two pets (under 35 lbs). They keep the lawn mowed and all of the tenants pick up after their dogs.
- VERY close to Aggieville. It is nice for day drinking or celebratory drinks. It's also great for carrying take out back home since it won't get cold.
- VERY close to K-State. You are a ~10 minute walk to the campus. I can get anywhere within 20 minutes so I save money not buying a parking pass.
- VERY close to major shopping (aka. Walmart and Dillons). It has good access to the bus route, too.
- VERY responsive management services. I have loved being able to chat with them. They answer right away about anything I ask. They are very friendly and helpful if you need to find a new place. I have enjoyed renting under the company.
- GREAT kitchen storage space. I have plenty of room for pots, pans, and all the mugs I own. We were able to fit two sets of dining ware in the cabinets, lots of Tupperware, and a lot of mugs.
Dislikes:
- Could use more security. Some packages have been stolen because the postal services leave the packages at the door. People can come freely in and out of the apartment
- Not a lot of storage space in the bathroom, which can be hard with two people.
- Rather thin ceilings, so you can hear anyone upstairs walking above you. It can get annoying.
- It can be TOO CLOSE to Aggieville on nights where undergraduates party (aka. the end of the semester or during breaks). We have had many people puke on the lawn. But luckily our management handles this very well.
- Could use more parking. Some of the parking spots are way too close to one another.
- The units do not come with a microwave, so you'll need to provide your own.
- The units also do not have a lot of counter space, so you need to be sure to keep your counters clear OR buy small storage shelves to hold utensils you do not use often.
