Vanguard Review
The apartment is new so all of the appliances are nice. There is a gym and a pool. The gym is not great but it doesn’t have free weights and some equipment. Water is included, which is nice, but the electricity is very expensive in my opinion. Parking is cheap and in a gated area but the gates are very rarely operating so they are just open to the public. If you live in the buildings near the highway, you will be able to hear a lot of noise. I have to wear noise cancelling headphones when I sleep.

Pretty Nice, Cheap, but Management and Location Aren't Good
Management isn't the best. It's mostly students/younger adults that all seem to be a bit disorganized and aren't really sure what's going on. They also sold more parking passes than the spaces available, so we all have to sort of fight for parking. It takes a while sometimes for maintenance to come to fix things, and sometimes they don't even really fix what was wrong.
The apartments are generally pretty nice, but the construction seems like it was rushed and some things are just off. The walls are pretty thin, we've had some water leakage issues. But otherwise, the appliances are average, there's nice countertops in the kitchen, etc..
It's not in the best area, we've found a homeless person in our big garbage can, and there's a lot of police activity around the building. It's pretty safe with pretty good security, but it's still not the greatest area.

Potential
Since this is a new build, many of the amenities and property features are not yet completed. Once they are completed, I believe it will be a good apartment for students due to the new units, close proximity to campus, and communicative staff. However, in the direct location there are not many restaurant or shopping options, and the high levels of crime and police activity makes it not the safest place for walking or outside activities. My unit itself has been positive and other than the lack of promised amenities and high price point, I would recommend the property to others.
