Mid

Pros: walking distance to campus and hospital, plenty of space in the unit, washer/dryer in unit, many med students live here

Cons: changed management companies this past summer (2025), new management slow to respond, insulation is not great, not furnished, basically no gym, not particularly safe

Theresa lofts

This unit is spacious with very high ceilings and tall windows and lots of natural light. It’s extremely affordable and walking distance to school and the hospitals. However, there are very limited amenities. There’s an outdoor gated parking lot, in unit washer/dryer, and small “gym” with a treadmill but not much else. There’s been issues with car break ins in the lot. Overall it’s an affordable option for people without need for many amenities and very close to school.

Don't live here if you can.

Don't live here if you can. The rent of $1,500/month is inaccurate since we were just bought by Frontier properties. They are planning on increasing to over $2,000 next year. The building itself is beautiful but the property managers fail to upkeep it. It wasn't uncommon to find roaches on the lower level and parking lot. While the windows are beautiful and tall, they are poor at keeping insulation which drives up heating and cooling costs. Moreover, the parking situation is horrendous. We currently have free gated parking, an amenity that is being increased to $50/month next year. In the last 1.5 years, we have had multiple break ins into our parking lot where my roommates cars were broken into. Also, one of the 3 bedrooms has no windows which is really unfortunate for the resident. Finally, the property owners are very unresponsive, rude, and don't seem to care about upkeep of the building. It took me 4 months to get ahold of the office about a problem with billing and how they were overcharging me.

Frontier

Frontier management does not respond to calls or voicemail. It is hard to get a hold of their maintenance.

Could be a lot better.

I am currently in a studio apartment, 550 sqft, and am paying $850 a month. The new property manager, Frontier, will soon be raising prices of this layout of apartment to $1100 a month and charging $50 a month for parking. At that point, I would highly recommend looking at places like Steelcote or renting privately. It's not just price, however; the safety of the building is highly questionable. In the past 1.5 years there's been three different break-ins to the cars in the lot, and one of them almost resulted in a carjacking.
