Decent choice with pros and cons

We are using this apartment as a 1 bedroom, 1 office. The second bedroom is very small for a bedroom; it cannot fit a normal-sized desk in addition to a bed, only a schoolroom-sized one. The main room is also pretty small; it is a combination kitchen/living room/dining room. The windows are only about 2 feet tall despite being on the 3rd floor; just a weird architectural choice. It came pre-furnished with beds, desks, a dining room table, a couch, and a TV, but we asked them to remove the beds so we could use our own and they kindly did. The couch is more like a love seat, you can't lay down on it. In-unit washer and dryer.

Pros:
- Low rent
- Generally nice and responsive management and maintenance
- No pest issues, they seem to take pests very seriously
- Comfortable and clean
- Allow cats
- Feels secure; front door requires a fob, and apartment door itself requires a key
- Some amount of gym equipment available for use in the basement
- Very close to the law school (~10 min walk)

Cons:
- Pretty small; fine for just the two of us, but hard to have more than a couple people over at one time
- Small windows, and only 1 each in the main room and smaller bedroom
- No kitchen drawers for storage
- Cabinets go all the way up to the ceiling, and because there isn't enough storage lower down, you have to actively use them. We have a stepladder.
- It can be loud at night, it's definitely an undergrad dorm building first and foremost. Not intolerably loud though. People are also loud on the street outside.
- BIGGEST CON: The A/C and heating units have been broken since we moved in (August). It is now mid October. We have been asking them to fix it repeatedly; maintenance has come a bunch of times, but never successfully fixed it. They did provide tower fans for us during the summer, which was very nice, but part of the reason we chose this apartment was the HVAC units allowing us to control our apartment's temperature year-round.
