Friendly owner, lots of Jefferson people

Hands down the best apartment I’ve lived in because it’s so cheap and has everything you need. The owner lives in the apartment so he is really invested in keeping it up

Wonderful apartment with great neighbors

I've lived at 1334 Walnut for a few years now, and it's been a great experience. It's a small 7 floor building with about 20 units, but it worked well for my roommate and I because we didn't want to pay extra doorman or any fancy building amenities.

We were able to get a much larger 2 bedroom apartment for our budget than we could at any of the nearby properties. It's also an incredibly convenient location (i.e. right above the Wawa, 2 blocks from Target, and connected to all of Philadelphia's major public transit lines).

Wonderful building in heart of downtown

1334 is a great building - the management is amazing and you're close to the center of everything (including the new flagship Wawa!) The building is a great value, though doesn't have any extra common amenities. The keypad entry makes sure packages get into the property. That said, things can definitely get noisy from all the events on Broad Street or just general construction in the area. Access to major buses is a plus and there are tons of great restaurants nearby. The units themselves are very nice and well-built, though the windows don't keep in the sound as well as they could.

1334 Walnut

This building is in a very central location and has nice interiors. One major plus is in-unit washer/dryers, and updated kitchens. The living area gets wonderful natural light and has very high ceilings, which makes it feel much more spacious. Although located on Walnut, there is very little street noise in the back of the building. The bedroom (at least in our unit) is very small and does not get much light. In addition, there is very little closet space or storage space overall. Management is responsive and invested in the building.

1334 Walnut Street -- Great place to live!

This apartment building is an excellent place to live. The location is perfect, right by city hall with tons of bars, restaurants, and parks within walking distance. Trash is the only thing included in rent, so you will also need to pay for electric, water, cable, internet, etc., just something to keep in mind.

The management of this building is my favorite part. The owners are incredibly kind and know each tenant individually; they take the time to talk to you when they see you in the building and even out on the sidewalk if they see you around the city. They are quick to respond to email, text, or phone call for any issue you may have. They are just truly kind people in general, and they love pets! I've never once had any issues with them, or any of my neighbors for that matter. Everyone is very nice, says hi in the hallways and elevator, and no issues with noise (besides the occasional Friday night).

As for negatives, I do wish this apartment had a doorman, especially when coming home alone late at night. This would also be nice for accepting packages, since sometimes UPS / FedEx cannot get into the building, then you are stuck trying to figure out how to get your package. That being said, a doorman would increase rent, so there are pros and cons. Additionally, the apartments have very little storage space -- a small pantry and one small bedroom closet. Just something to consider.

Overall, I'd highly recommend this apartment building to anyone looking to be in a social area of the city. The apartments have hardwood floors, washer & dryer, granite countertops and new appliances, and extremely kind management!

Thin walls but overall great

This is a great place to live! The location is wonderful and that was most important to me when looking for a place to live. It's a beautiful building and the door intercom system is super convenient. There's a ton of natural light coming into the living area which is really nice. My only complaints are that the walls are extremely thin; you can really hear everything your neighbor does and that it's pretty cold inside the apartment. It's hard to regulate the temperature; though overall, I really enjoy living here. The landlords are great people and very friendly.

Impressed with the building

I moved here from New York and was very impressed with this building. The location is minutes from great bars/ restaurants and includes many of the amenities not found in many other buildings. I highly recommend the building to others moving here.

Great Apartment

Awesome apartment building! Updated and clean. Landlord great about answering requests. No amenities though! And very poor energy conservation (expensive electric bill). Great space. Just wish there was more storage. Young people in the building. Love it!

Excellent Location and Building

Perfect location in Center City with an onsite management team that is excellent to deal with. Apartments are only a few years old and have new finishings with washer/dryer in each apartment and amazing bars and restaurants that are right around the corner. Building is secure and extremely pet-friendly.

Great building in the center of everything!

1334 is a great property for anyone who cares a lot about location and less about communal amenities. The units are large and spacious and fairly priced relative to other options in center city. While there's no doorman, the intercom system works great and makes it easy to accept Amazon packages when you're not there (it goes straight to your cell). The management is great and highly responsive - it's not the same as having an on-call staff, but they personally care about the tenants and make sure that things are taken care of as needed. In addition to the central location on Walnut, the new flagship Wawa next door makes it even better as there's 24 hour access to food and necessities.

Access to restaurants, attractions, and shops in Center City and even nearby in South Philly or Rittenhouse Square is superb. There is generally a lot of street traffic and drug addiction and homelessness are common in the area, but typically not a source of harm for passersby and also not much different than in any other major urban center in the U.S.
Best neighborhood in Center City - can't beat the price for what you get. Amazing location, just a short walk to Rittenhouse or Old City. Can't beat living in the heart of Center City, and only a 7 minute walk to the hospital. Plenty of night life.
Some crime in the area, but overall, great bar and restaurant scene with easy access to public transit.
Center city is arguably safe but sometimes there are some issues. Police are responsive.
Midtown Village is quickly becoming one of the best places in Philly to live. The quick downside is there's a lot of construction in the area, but that's also the positive if you're okay with the feel of a city that's constantly changing. The area already has lots of great bars and restaurants, and all the new construction is adding in great new options for grocery, coffee, and convenience items. There's now a Target, Mom's Grocery, multiple Wawas, Sweetgreen, etc. all in close proximity to mainstays like Reading Terminal.
Midtown Village is a fast-growing and both has great mainstay restaurants like El Vez and Barbuzzo as well as amazing chains like Chipotle and Sweet Green. The addition of a Target, Wawa, CVS, Starbucks, and Petco makes it even more accessible and naturally the location is as central as you can be in Philadelphia. In comparing options, you usually can get a bit of a discount versus Rittenhouse Square and Old City, mainly because the Midtown Village brand is still being built up, but you really can't beat the location and access to amenities. The only thing it's missing is a full-service grocery store, but between Reading Terminal Market, Target, Walgreens, and CVS you're pretty set. The main downside can be the noise and litter that comes with being in the heart of downtown, but it's a trade off I'm more than willing to make and has been getting better with time.
I love this neighborhood! It's very lively and great for young adults. There are a lot of cool restaurants/bars around. It's a little pricey but what can you expect from being in the center of a city like Philadelphia?
The area is filled with lots of young people. I don't feel unsafe walking around even at night because there are people out all the time. There are a couple of narrow streets I probably wouldn't walk through though.
The neighborhood is amazing and getting better every day! It combines access to great daily conveniences (coffee shops, Target, Wawa, etc.) with some of the best independent restaurants and bars in Philly. The location is incredibly central overall and transit options can get you pretty much anywhere in the city. It can get a bit noisy, though that's the price you pay for being downtown.
