Great value, rare find

This is a great building, especially considering the low price in one of NYC's most expensive neighborhoods. It's also a block from the water (west side). I believe the rent is so low because it's rent-controlled, and I joined into an existing lease. It also seems that it used to be a 2 bedroom or even 1-bedroom, but there are fake walls up to create a 3 bedroom. It makes for pretty small space, but not terribly cramped. There is also a doorman and maintenance crew with very friendly people. Laundry in the building basement.

Safe community, quiet, and right next to the Hudson River

Independence Plaza is located in Tribeca which is the perfect place to live for anyone who is trying to have a "getaway" from the hectic NYC pace. It's quiet and located along the Hudson River. There is a gym in the building that makes it very convenient to stay active. You may build out the apartments to save money. Unfortunately the price is quite high unless you plan on living with roommates and building out the apartment. Mine was originally a one bedroom that was converted into a three bedroom. So the space is limited but we all get along so there is no problems. The best part is there isn't a brokers fee. You can go directly to the apartment complex and ask to see any of the apartments. Whole foods and best market are right next to the complex making grocery shopping convenient. This is a family community so the night life isn't great but there are many great restaurants. It's right next to the 1,2,3 line but the 4,5,6 line is only a ten minute walk away which is what I take to work everyday. We have a washer and dryer in the unit, which is extremely rare in NYC and if there has been any problems maintenance is quick to respond as long as you make it sound urgent. Overall, I highly recommend this location to anyone who is looking for a quiet area, lives an active lifestyle, and has a group of friends that are ok living in a relatively small space.

Amazing views, but could use some updates

The building is in the perfect location, in the heart of Tribeca and steps from the west side park. Our views our spectacular with four windows looking out over the Hudson and pier 25 (sand volleyball courts, mini golf, Grand Banks, etc.). We also have a balcony that shares the same view. The interior of the apartment is not top of the line, but everything was new and clean when we moved in. Cannot complain about the apartment itself. That being said, the building could use some serious work. The hallways are dated, the elevators are often under maintenance, and the doorman service is less than stellar. It is definitely not a 'luxury building, but that being said, the location, space, and view make it a great value nonetheless.

Tribeca Gem

I love Tribeca, but the neighborhood is definitely full of families. I feel super safe in this area, and there are a lot of high end restaurants near by. The interior of the hallways need to be redone. Also, they should let us go to the gym for free.

Tribeca is amazing to live in for restaurants, bars and shopping. Also the location of the building is perfect because you can turn in different directions when leaving and be in a different neighborhood in a block or two which really allows for variety and diversity.
Tribeca is a decent neighborhood, pretty good restaurants and bars, but it really depends on what part you are in. It lacks some basic convenience like grocery stores, pharmacies etc. if you are coming from the north where 34 Desbrosses (Truffles Tribeca) is located.

From Truffles, you are also a long walk to transit, expect 10 minutes to get to the 123 or ACE. Not very convenient unless you live in an Uber which most people in the building use frequently.
theres a reason why everyone is jealous I live in tribeca, because its the best. chill and quiet ...in Manhattan. Unlike anywhere else. It still has its less than great parts but slowly but surely changing to being the best in manhattan
Pros: safe, quiet, good restaurants, near the water, close to subways
Cons: mostly families, only 2 small grocery stores, a lot of retail shops closing due to high rent
Fairly quiet. Location is A+. Walking distance to school, bars, restaurants, etc. Great neighborhood to walk around in.
It's a very nice (older, well-off) neighborhood, so the vibe is lovely, safe and calm... but everything around is super pricey. I basically don't eat, drink or shop in Tribeca, but it's not much of a hassle. Also my access to public transport is fine, not great. It's about an 8-min walk to the ACE and a 10-min walk to the 1. It's really time-consuming to get to places like Brooklyn or UES. But I can walk to school in 25 min, which is great.
Close to subway, grocery stores and great restaurants. Right next to a park and the river. A bit pricey but worth it if you have a close group of friends. Family community so there isn't much of a night life.
Amazing neighborhood. Beautiful and so much around. Wouldn't want to live anywhere else.
