The place is a maze (I lived there for a year and never figured out how to get from one side of the apartment building to the other while inside). The place is infested with rats (one almost fell on my head when I took out the trash once). The elevator is constantly broken, and at least once a month the fire alarm went off at 3am for no reason.

My biggest complaint, however, is when they tried to scam me at the end of my lease. I submitted my 60-day notice with the office, but the form was uploaded incorrectly by one of the office workers, which meant they charged me a full month's rent at the month-to-month price even though I had done nothing wrong. Now they're still trying to overcharge me even though they admit their wrongdoing.

Management Needs to Do Better

I have lived at Mosaic since November 2024, and I feel compelled to share my experiences regarding the numerous unresolved safety and health concerns that have plagued this property. While the location is fantastic and the maintenance staff is truly wonderful, the ongoing issues overshadow any positives and make daily life here increasingly unbearable, especially considering the high rent and various property fees we are charged.
Rodent Infestation:
Since December 2024, we have been dealing with a severe rodent infestation. Rats and mice are not just a nuisance; they have infiltrated several apartments and can be heard scurrying in the AC vents. Despite the maintenance team’s efforts with traps and boards, this situation has spiraled out of control. The trash chutes have been blocked off, and dumpsters are now located in the parking garage, but the rats remain undeterred. We receive emails with “progress” notes, yet no tangible improvements are being made. It is clear that management needs to drastically increase trash pick-up to multiple times a day, every day of the week, and ramp up pest control efforts throughout the property, especially in the outdoor areas. Once this issue is resolved, daily trash pick-up and thorough power washing of trash rooms and chute areas should continue to maintain cleanliness.
Gates and Locks Are Useless:
The garage gate was broken for weeks, allowing unhoused individuals to loiter in the parking garage and gain access to the building. This is unacceptable; when gates are reported as broken, timely resolutions should be expected. Additionally, there are no locks on the building’s entry doors, making it easy for anyone to wander in. We have seen unhoused individuals in the halls and attempting to enter apartments. If management truly cared about residents’ safety, these issues should have been resolved swiftly.
Packages Are Stolen:
The mail and package room is a disorganized mess. There are not enough lockers for the volume of packages delivered, leading to piles of packages on the floor that are easily stolen. This issue could easily be resolved by repurposing the unused sitting area in the front office and beverage bar. I would much prefer a secure package area over a complimentary bottle of juice.
Fire Alarms:
The faulty fire alarms in the building go off at all hours of the night, creating an intolerable situation for residents trying to sleep or work from home. Management often apologizes, attributing the alarms to weather changes, but no real solution has been implemented. The frequency of these alarms has reached a point where residents have begun to ignore them. If there were ever a real fire, we would be utterly unprepared. The building is old, and while you’re working on sealing entry points for rodents, it is equally important to address and rewire the faulty alarm system.
In conclusion, while the location and maintenance staff are commendable, the ongoing safety and health concerns at Mosaic are unacceptable. It is high time that management take these issues seriously and invest in increasing the maintenance staff to effectively address residents’ needs and ensure that the property remains clean and safe.

Super great apartment and it has the best location on Knox street so you have access to all those shops and restaurants. Management team is always responsive and the overall apartment area is clean and quiet.

Burglarized on first day living there

My very first day living at Mockingbird Flats, my storage unit was burglarized by an unhoused person who was wandering the halls. I know it was an unhoused person because when I spoke to the maintenance guy about the presence of red jello in my storage unit, he said he knew "exactly which homeless lady that was" meaning that the management company is aware that nonresidents are consistently accessing the property, despite their assertions that the community is closed to nonresidents and that you need an app on your phone to enter the building. When I told the man in charge of the building about the burglary, his exact words were "was there something you wanted me to do?" When the police finally came, they told me they come to Mockingbird Flats often. Mockingbird Flats is refusing to pay me for the belongings that were taken (in excess of $1000) because it's "not their fault". The hallways always smell terrible and the stairways are disgusting. The gym is pretty sad and pathetic. The elevators and entry gates are broken more often than they work.

apartment unit itself is good quality. the staff is accomodating and usually punctual. It's is a great area right by Buffalo Bayou and about 12-17 minute drive to class in the morning. Traffic in the evening makes the commute about 20 minutes around 5pm, but isnt too bad.

Review of Mosaic at Mueller

For students who don't want to live in the immediate area, the Mueller neighborhood provides a good alternative. This apartment complex was the first to be built in this area, so it is older and more affordable than the other apartment buildings in this neighborhood. This provides some positive aspects as well as some drawbacks. I have seen management use this as an excuse to avoid responsibility and generally lack in responsiveness. There is a mix of younger people and families. I have heard mixed things from tenants but generally have had no issues regarding noise, but there have been issues regarding cleanliness in general areas -- particularly pet waste. Management doesn't follow up or prioritize holding owners accountable. There are varying differences between units and what types of improvements are in each one, which makes it difficult to know what to expect for what you are actually moving into. Management has also been evasive and not truthful regarding different issues and I had a lot of issues moving into a new unit that had not occurred previously, and can only point to the new management company as a reason. You will not receive much follow up or accountability. Some things like the gate to the parking garage and door system will be malfunctioning for months on end. It is a great area to live in, and this management company is definitely relying on that. The amenities are a bonus, but the maintenance and cleanliness are not ideal. Maintenance for the building is generally good and there have been no issues.

The apartment complex is undergoing a lot of remodeling and that causes a lot of noise also walls above are thing and can hear people walking around.
