Good apartment with nice amenities but poor response times to tenants' needs

The apartment is overall solid and they offer rent concessions (I got one, which brought my rent from around $2,000 per month to just under $1,700). We have new appliances and the apartment building has lots of nice amenities, including a game room, a gym, and a hot tub with grills on the deck. However, there are some weaknesses. For example, our (thankfully in-unit) washer/dryer are relatively new models, but they don't work super well. I often have to double-dry. The staff is also quite slow to respond to things. If you'd like to use the TV outside, for example, someone has to come and turn it on, and they won't be able to do so after 5PM most days (which is when I want to use the outdoor TV). And they're generally slow to repair amenities when they break. The coffee machine is very frequently out of beans, and the cues on the pool table have been broken for months now. The amenities are nice, but don't expect them to work all the time.

Archer Aparments 1x1 Review

Archer Apartments is simple, cheap, and safe. It is roughly an 8-minute drive away from campus. I live alone in a 1x1 and I have never felt unsafe; the property is not gated, but it is a quiet and well-lit community. I have a Ring camera, which does help me feel safer as a woman living alone. I would definitely recommend requesting to live on the second floor if you are at all concerned about your safety. Generally, the other residents are all students, younger couples, or small families. Many people have pets and there is a gated dog park.

The amenities are not flashy by any means. The "gym" in the clubhouse is quite small: there are currently two treadmills and two stationary bikes. They may be updating their facilities in the future, but I just go to Ramsey to exercise. There is also a pool and a nice space with hammocks and a firepit.

My biggest issue with the apartment is the fact that the 1x1 units do not have a washer/dryer and we instead have to use the on-site laundry facilities. The 6 washers and 6 dryers sometimes malfunction, and it is $1.75 per load, which adds up quickly.

Also, the flat rate for rent is cheap, but it does not include utilities (water and electric) or internet. You have to contact an internet service provider and set up a payment plan on your own; the management here will recommend Spectrum, which is what most (if not all) of the residents have. The apartment itself is also quite small, which is fine if you live alone, but it becomes crowded if you add a medium/large pet or another person.

All in all, I would recommend Archer Apartments for the price and the location if you are not someone who is looking for state-of-the-art amenities and doesn't mind not having an in-unit washer/dryer.

Decent for the price

The price is high but not too bad compared to other apartments in the vicinity. Easily walk to and from the strip/football games. The communal washer and dryer situation is not enjoyable. The apartment is large and many of the few appliances break down regularly. The apartment is old and carpeted. Everything is beige/brown/black/green- not the all white modern look at all. Overall the one bedrooms are huge- non-studio and I am staying. I always feel safe there and never any bugs or pests at all. Also a great amount of space for my dog to prance about.

I would not recommend this apartment complex to any of the students at FIU (especially women who live alone). The apartment complex is not safe. There are numerous men who don't live at the residence that stay in the parking garage and follow girls to their rooms at the complex.

Being my second year here, save a tremendous negative experience, I am happy to renew (and have) for my third year at law school. Roommates are good, but that is largely my choice. The space in my 3x3 is roomy, I have my own bathroom (in my room) and the living room/kitchenette space is nice. Appliances are new as well. The design for the Collins 3x3 is, for lack of a better word, ill-planned. The laundry room was planned (according to the layout) to be within bedroom c. The issue was "fixed" by creating a room between c's bedspace and the hallway. However, this cuts off access to c's bathroom, so it is open to anybody with access to the laundry room.

I say this as warning should anybody end up in that specific situation. It's really weird design. Outside of that, I like the space. I've had a few negative interactions with administration. Not overtly rude, but a few clearly mishandled situations. In December 2023, the fire alarm rang on a Wednesday at 6AM on the first day of my first final. This fire alarm at 6AM every Wednesday continued until February-March of 2024. Despite a deluge of emails from me, it persisted for weeks after it was brought to their attention. There have been several interactions where I spoketo admin staff at the front and got wrong information. However, either because no problems have come up or training has gotten better, my interactions have been better. Further, if you are a grad student, The One charges for early move in, which Law and Med students all have to do since our semesters begin a week earlier than undergrad. They know this, they are capitalizing on it.

I don't say all this to dissuade anyone. Despite these things, it's right across the street from FIU, the space is nice, and the amenities are nice. The remodel for the common space on the 6th floor is great, everything looks good. Maintenance is quick and very kind. I think it is ultimately worht the cost in relation to the location and space provided.

Could Be Better

They are stuck in 2020 and are slowly remodeling some of the amenity areas. Since then, 2 new buildings have been opened next to this one and their residents' lifestyles are much better. Management needs improvement and also maintenance of each building (i.e. pest controls, A/C filter changes).

I love my apartment. Everyone is very responsive and helpful. The help office is open every day and is marked clearly in the lobby. The gym is everything you really need. The package system is also very helpful. I am in an interior corner, so there is not a ton of sunlight, but they do offer discounted rates for those in the less sunny side. I also have not found it to be too big of a problem.

Average and Overpriced - better alternatives available

The front desk are notoriously unhelpful to residents. Personally, I have been lucky and have not experienced any severe issues within my unit. However, I have had neighbors with bug infestations and serious issues, including maintenance opening their unit doors while they are in the shower. I have had a poor experience with the front desk in terms of customer service. In terms of living, I would rate the property as average. My reasoning is mainly because it is priced well above its value. I moved in because it was the only building with a 1/1 available but the lack of security and unhelpful building manager have caused me distress. I cannot recommend this building as a great place to live. I can only say it is convenient if you attend FIU Law.

The traffic from 8th street is pretty noisy all through the night and our air conditioning has broken a couple of times in just the first few months. That being said, maintenance is pretty quick and everything else seems fine so far. It is super convenient being so close to campus too.

The only reason I live here is because it’s so close to campus. Something is always broken, usually the elevator. The power goes out frequently, as does the hot water. And the floors in the hallways are so dirty, it smells absolutely revolting somedays, but even worse when it rains.

The one is an extremely predatory apartment complex with horrible management. There has been a building-wide infestation of bed bugs and silverfish, which the building refuses to exterminate and instead relays those costs on to the tenants. These infestations were preexisting. The issue with bed bugs and silverfish is that the infestation is building-wide (which they refuse to acknowledge.) So, even when I paid to have them exterminated from my property, they returned within a week or two due to the widespread infestation. The common areas are rarely, if ever, cleaned and the property just lacks any hygiene. The management is impossible to reach and the building is mainly run by part-time undergrad students, who try their best but they aren’t well-equipped with enough knowledge to resolve any serious issues (which is not their fault, they just aren’t properly trained.) For the price of the accommodation, which if you’re living alone is over $2,000/month including parking, I would expect a much higher standard of care towards the tenants. The furniture and appliances are also very old and not in good condition. Overall, I would recommend renting a room literally anywhere else. The building and the management will refuse to acknowledge or help you with any problems you may have.
