Top-notch property
Beautiful spa-like amenities and an Equinox-level gym. Location does usually require Ubers to campus, but there are public transport options.
I think that this property and the newly-opened complex will complete for #1.
Dollars well spent
Folks have balked at the cost to live here, but I cannot stress enough how much value the rent delivers considering the comprehensive amenities and the apartments' luxurious appointments.
The breathtaking views from the rooftop pool and hot tub are themselves worth a visit. State of the art gym, valet parking, business center, his and hers spa, 24-7 security, music room, dog run, playground, daycare, bike room... you name it. The staff is kind and friendly, knows who you are, and always lends a hand.
The apartments themselves are fantastic. The studio I live in is surprisingly spacious. The apartments are beautiful, well-maintained, and fitted with modern (ebony & bronze) or classic (white & gold) finishes. High ceilings, walk in closets, hardwood floors, up-to-date appliances, and massive windows with lots of light.
The centrality of the location is a massive draw. Kimmel Center across the street, Gayborhood a 5 min walk away, short walks to Rittenhouse and Fashion District, surrounded by excellent restaurants. Whether you take your car or bicycle or public transit, the city is open to you.
I've only given low marks on "Social" because you don't move to the Atlantic to know your neighbors or throw parties. It has a very restrictive guest policy, and I very much prefer that. I wanted somewhere private where I could enjoy my own company, so I count it as a blessing that there aren't rowdy groups in the lounge or the pool area when I want to relax. Which, by the way, happens very frequently at the other large complexes in the Rittenhouse area due to the lax security and the number of students living there.
For the quality of life here, I wouldn't live anywhere else in Philadelphia.
Amazing exp
PC is pretty and luxurious even. It is expensive but less expensive than those apartments with the same level in University City such as Left Bank, 3737 or Aka. However, if you want to engage more of campus life, I recommend you live closer to University city.
2 years, good experience
Arrived summer of 2020 and the staff have been friendly and available when needed. They can sometimes be slow to respond to emails. Building is brand new and amenities are great. A/C and heating unit is new and quiet. Plenty of storage. In-unit laundry. Gym, Peloton, grills, garden, lounge, work space with wi-fi and printer, dry cleaning service, package service, dog park, online maintenance requests... My neighbors are quiet but it can vary- some of the tenants have small children and it can get loud. The parking is locked and convenient, and there is 24/7 concierge at the security desk. They also provide free Segway scooters and referral bonuses. Will be staying through graduation.
Perfect for LKSOM students
Clean and safe!! I’ve lived in Spring Garden area and this is so much better than living along broad street. Everyone who lives here is 20-40 grad students or professionals. You have everything you need and the large windows are perfect for studying. Parking is $65/m which is much cheaper than the city.
Great for Grad Students
I've had a great experience at the Irvine. The apartments are quite small, but they are modern with new appliances, washer & dryer included. The front desk staff is always friendly. The gym in the basement of the apartment is amazing. The backyard area is lovely in the summer. There is a small park in the apartment for pets, lots of tenants have dogs. Everything is well maintained, clean, and quiet. Street parking is always available and feels safe as well, but you can pay extra for parking behind the apartment. Plus - it is only a 10 minute trolley ride to campus.
Love this building
Amazing amenities, condo-level finishes, super nice staff.
Great Building, Far Walk
Pros: Beautiful building with really nice finishes and great amenities. True NYC-style doorman building.
Cons: A bit of a hike to campus. Broad St (14th) is loud so you want to be up high or on the other side of the building.
Love this building
The building is phenomenal. The staff are incredibly nice and helpful. The amenities are incredible in every way. The building is brand new as of a couple years ago, so pretty much everything is new. Gym is basically an Equinox. Co-working space is really nice. Rooftop is amazing. Apartment finishes are above any other rental building I have seen.
The Atlantic Review
Phenomenal place
Great Place- Easy Biking Distance
It's been great so far! Very clean and well-run!
The Irvine en Fuego
I've been living at The Irvine for a year now and it's easily the nicest apartment building I've live in during my time in Philly. I've been back and forth between center city and university city for school and heard about the Irvine from a few students in my program so decided to check it out.
It's top-notch service with great spacious apartments. I have a studio unit but still have room to entertain and not feel too crammed. My apartment has beautiful appliances and finishes throughout with a massive bathroom which might be my favorite part.
If you're looking for somewhere to move to you definitely need to tour The Irvine.
The Irvine
The Irvine is a brand-new apartment building and it shows! I moved here from New York for my grad program and its located in University City/West Philly. I toured a few places in the area and none of the came close to having the same services or amenities as The Irvine.
I was the first person to live in my apartment so I was excited to start fresh. My place has floor-to-ceiling glass wall and its has amazing natural light. Everything is secure with front-desk and gated controlled garage parking. The apartment itself stands out and really has a luxurious feel to all the finishes and features.
I love the convenience of the area and calling The Irvine home.
Go HamCo! Live HamCo!
My friends and I were referred to Hamco from a few current residents and it has been a great living experience. We have a three-bedroom apartment and it is plenty spacious and we each have our own good sized bedrooms for our own private space.
The building has a ton of amenities - pool, hot tub, grilling area, study lounge, nice courtyard & deck. They host events almost every week with plenty of free food which is great for us college students.
The staff is always accessible and really friendly. We've had minor maintenance issues with lights being out however they were fixed immediately.
Best of all Upenn is quite literally a 1 minute walk away which gives us the convenience of being right where need to be in minutes.
There has only been positive experience at Hamco so far!
Worth the price
I didn’t want to live too close to school and as a single girl living alone safety was important to me. Although pricey, I think Presidential City is worth it for the gym/pool access, free workout classes, and newly renovated modern apartments. Badge access is required to access the front door and the elevator and there is also a concierge in every building. Packages are delivered securely to a locker or the concierge. Overall the staff are amazing, friendly, and helpful.
